Need a broker in Florida?

The following statement was posted by Brian Gibbons in the BiggerPockets forum:

 

"In Florida, I would recommend you find a broker that can sign off your deals if you do lease option assignments. It is in the FLA Realty Code. If you need an attorney for contracts in Florida, please let me know, I know a great one."

 

I know Brian is a very knowledgeable L/O guy out of California, but this comment caught my eye. Any insights?

Can you give the specific citation in the law that states a Broker is required to assign a contract? I've been here doing these deals for 15 years and have never used a Broker to sign off on my deal. Hell, I've done deals with attorneys, both as sellers and as tenant/buyers, and no mention of this has ever been mentioned.
