voicemail wording.

Hey Guys i finally setup my google voice # im looking to put together a well worded voice mail to try and "weed out" the ppl im going to want to call back. what i have in mind in something like..

 

"Hello we buy and sell houses of all kinds. Leave us a brief description of your place and what you are looking to do with it, your name and # and we will return your call asap. Thank you and have a nice day."

 

 

 

how does this sound? thinkin/hopin they let me no what they want to do with there place so i can have an idea whether it would be worth calling them back cause there seriously interested or if there just gonna talk my ear off for a half hour haha

If you are talking about the sellers calling, you need to call them all back. Don't use a voicemail to decide which seller you are going to call back.

Here is what my voicemail says:

"Hi this is John Jackson with Leasing to Buy, I'm sorry I missed your call, but if you'll leave your name and number then I'll call you back as soon as I can."

Genius isn't it?

AH!!!!!

Don't use verbiage like "all kinds" "your place"

that sounds unprofessional.

I got a call from a guy that sounded like a crotchety old man. 1.5 hours later he left another message "Yeah, this is my second call, I'm just wondering what your office hours are."

Sure I called him back. No I'm not going to work with him.

yes i am talking about the sellers calling. My thoughts on calling EVERYONE back is that i spoke to multiple ppl yesterday that all talked my ear off and after explaining to them what i do i was about 30 mins into each call and i ended up not getting a single lead from any of them.. so my thoughts are if i give them an idea of what i do in my voicemail then im hoping there voice message will give me some more inside to let me no if these sellers are motivated or would consider lease to owning there house with me BEFORE i return there calls and have them all tell me no that there not interested..

It will come with practice and experience, but you'll learn to take control of the conversation and direct it in the direction you need it to go. If I'm going to hear, "Nope, not interested", I want to hear it in the first two minutes.

I agree and thats where i feel like im getting lost.. should i have a line that i start off with? how do you go about returning a phone call and asking for info as well as pop the question of a Lease to own scenario to the seller? i feel that as soon as i say the word "lease" i lose interest instantly for those that think they know about what i do..

If the sellers are responding to an ad that says you're a cash buyer and then on the phone you're steering the caller to a lease purchase, you're going to meet with much resistance. What marketing are the homeowners replying to?

I am not sure where these sellers are getting the phone number to call your message, but I think I would approach it similar to MC's (2) email approach. Obviously the first thing is getting the sellers to call the number and that seems to be working. The second step is for the seller to listening to your message. I think that is where you introduce yourself and what you do in just a couple of sentences and then move on to the Advantages. Use similar wording in your voice message that is written in the second email. That should weed out 90% and you are left with the 10% who are truly interested.

The majority of my calls that ive been getting have been from my emails my signs dont seem to be working too well lately..

As an intro I will tell the seller that my company specializes in Lease Purchasing and that I have several lease purchase programs that their property can qualify for. I will ask where their property is located and if they had a chance to review my web site that was linked on the email. Then I let them know I have a list of people (tenant/buyers) waiting for house to come available to buy with a lease purchase. I give the seller a basic short overview of how the L/O works and the Advantages then get the seller talking about their house and their situation to see which lease purchase program will work best. I end the call with the numbers (price, rent amount) they need and squeeze them a bit to get the lowest price & rent. Then close letting them know I will comp the house numbers and email them a Short Offer of what I can do. Most all of the calls I receive the seller will already know I do lease purchasing and they want more info.

You all need to hear my 60 second schpeel....

Sellers call me, and I am "pulling up to a meeting, but if I could get some quick information from you then I can pull some data to your specific home, and go thru everything in detail, but it looks like my client is here so let me grab some information from you and get back with you when I can go into more detail. First of all, what's the property address? And is this number a good number to call you back on? Is your property listed? IF so, how much are you asking? Great, I need to meet with this client, but let me get your e-mail info and I can work on everything for you when I get back to the office and I can e-mail you some preliminary info..."

THATS IT!!!

I just got all the data I need.

I then go back to watching recordings of Shark Tank.

No need to spend 3 hours discussing FHA guidelines...

Seriously....I'm not here to chit chat...

I'm here to get crap done.

What Johnboy said. Cut through all the BS and get the caller an overview of what you're offering. If they're not interested, no time wasted.

"Hello this is Nick with CBC, I'm not available to take your call right now. Please leave your name, number, and a lengthy message and we'll get back to you."

 

Definitely introduce yourself, definitely cut the copy. They already know what you do that's why they're calling, eh? The only reason I speak on this is I'm at 100% with people leaving a message when they call for this year. What you say depends on you and depends on your brand. When I was running radio ads, they started working once I started to introduce myself.

 

Here's my new one for the year. Get the info out of them about the property then do this:

 

"Well, Mr. Homeseller, what can I do for you?"

 

Let them decide, for themselves, right off the bat, they are interested in working with you. "I want you to buy my house" "I want to know about lease-purchase" "Save me! I'm sick of this property!" Then go ahead and start briefing them about what's been working really great in the area. Never forget what Daniel Tosh says: "You can say whatever the f*$( you want."
