  1. Michael, So a 2or3yr CA will work also, I guess depending on the market and what the homeowner wants. Ya, I thought 12 months were the way to structure a CA. You have to adjust your rent credit % for the longer CA term. Scott
  2. Hi Michael, Are you emailing FRBO and FSBO on craigslist saying " I saw your home on craigslist and was wondering if you would be in selling or renting on a rent to own basis" ? And do some home owners that are FRBO say, I just wanted to rent, so you offer to get them a tenant on a straight rental? And if they say yes, do you use the CA agreements, then put an ad on craigslist ? Thanks , Scott

I'm still trying to find that elusive multi-million dollar "deal"! I'm sure that they are out there, but they are A LOT OF WORK! However, the bootcamp was very insightufl, except you don't get 4 days worth of info. You really only get maybe 1.5 days worth. How? Because he also has guest speakers to fill in between his teachings. They are there to show you also how to make money, but you also have to buy their bootcamps too which will cost you an additional $5,000! Soooooooooo, basically, you're just bombarded with more mind-boggling, money-making ideas that you lose focus on why you're actually there ---- to learn about Marco's teachings!!! You will learn some great stuff, but if you really want to learn this business, you have to buy his mentorship program which can run you around $100,00 (depending how deep and far you want to go with him)! Anyway, that's Marco's pitch! Ya, thank God, Michael doesn't charge these obscene rates for his personal advice here on this board! (Hint, Hint, Michael, have I given you any money-making ideas?) Jeff, good luck and keep us posted on your progress if you decide to do this WCG P.S. I know that there a few people here on this board that also took Marco's bootcamp, but I think they're too "shy" to speak up. I don't blame them because I know who they are and I don't blame them. I also won't mention who they are because I respect their anonyminity! Just think about it, they are here on this board for a reason! Maybe because Michael is the real McCoy? Thank you. Yes.   4. Michael, This is a CA and isn't locked up just of yet. I have been keeping in close contact with this seller and we are getting together this coming Weds. to put the paper work together and that's when he mentioned he had his own Residential Lease Agreement, but then I told him, well you'll see when we meet that the contracts I have all work together. So then are you saying that if he insists on using his own Agreement I can still put this deal together with his Agreement and my Option to Purchase Contract and CA Assignment Agreement. Hopefully like you said when he see's the contracts side by side he'll go with mine. Scott
  5. Hello everybody, long time no post! I'm in the process of putting a deal together with a seller and now he tells me he wants to use his own resedential lease agreement. We're supposed to meet on the 13th, next wednesday to look over the contracts with him, but I'm trying to convince him to use the contracts that I use are the backbone of what I do. Does anybody have any suggestions of what to do if he keeps trying to insist on using his own resedential lease agreement which he says he got from his realtor friend and nothing was ever mentioned about a realtor being involved because it was advertised on craig's list as a FSBO.   6. Hello to everyone out there, Have not done a post for a while, but always reading on the forum. Anyway, I just completed 3rd CA and this one was a little different. I went on craigs list and sent e-mails to FSBO's saying, I saw your home on craigs list and was wondering if you would be interested in selling on a lease purchase. I got an e-mail back saying, yes I would be interested if it were 6 months. So I called the number the seller had left on e-mail and started talking , telling her it wasn't for me after she had asked if it was. I told her that I specialize in lease purchasing and had a list of families waiting to get into homes on a rent to own basis. I mentioned in talking to her on the phone that we would have to put some paper work together in order to do the deal, after she asked me how I work this. She said she didn't want to sign any contract, but do you want to see the house and I said sure and got my contracts together just in case things changed talking face to face. When I got there she told me how her husband who was a contractor rehabbed the house inside and out which did look good. She still didn't want to sign any contracts after we talked at the house, but said, well if you happen to know anyone from your list of T/B's or just run a ad on craigs list let me know. I told her I don't work like that unless we put the contracts together first. Her situation in this house was that she was making 2 mortgages, one on her own home and this one that they rehabbed which was a $2,500 per month payment. I told her $1,800 was realistic for rent in this area and she knew that. Better than $2,500 out of pocket. Well, I went home and started calling my list of T/B's and put an ad on craigs list saying, Rent To Own -Castro Valley Area beautiful remodeled home 3bd/2ba/1gar $1,800 per month rent 75% rent credit low down 6 month lease Call:xxx-xxx-xxxx I left my house to do some errands, gone for maybe 45 mins. when I returned I had 2 calls from the ad asking about the house and "What's this 75% rent credit". Well I called these people back and set up for them to look at the property, then called the owner to confirm I had some prospects that wanted to see the house. One of the prospects was really serious but the owner still did not want to sign any contracts yet. Instead, about a week later I told her with this very serious T/B that we need to get together and get the contracts signed up. She said oh just e-mail them to me, and I said, we can go over them together, which we did. She asked me, can we get together with my Attorny or Realtor friend to check out these contracts, because she didn't under stand some of them. I said, ya know, most of those people will look at this in a negative way. She then said , well my Realtor friend won't be like that. I went along with the whole thing and we met with her realtor friend and it turns out he's saavy to lease purchasing. I guess she just wanted to here this from someone she knew. Got together again with the serious T/B and her realtor friend to talk about his situation and previous bank rup from 2001. He said no problem I have family that will help me out with cash if I'm not able to get a loan when it's time. The owner set this meeting up with her realtor friend to talk about this because she really has to get the house sold in 6 months and wanted to make sure the T/B can get a loan in 6 months. Still, contracts not signed up. Owner Motivated, but still a little skeptical. Anyway, to make a long story longer, the homeowner, t/b & myself finally got together to rap this whole thing up and write up the contracts and sign all of them and for me to get paid. T/B put $10,000 option money down owner wanted $2,000 for some kind of security deposit. I received total of $8,000 Man, sorry about the long detailed post you guys Take care everyone, Scott

  8. Hello Everyone, Just completed my 2nd Co-Op. I had T/B within a week. This time I pocketed all the option money of $10,000. Perfect on Fat Tuesday, to receive nice fat check. Well, time to do it again, yes another FRBO. Price----------------$459,000 Rent-----------------$1,600 50% Rent Credit---$800 (12 month=$9,600) Option Money------$10,000 Thanks Everyone, Scott

  10. I notice alot that when advertising for a T/B, and calls start coming in, they"ll ask, "Is this your property" and I"ll say, "No, I put the deal together with the homeowner. I specialize in Lease Purchasing." They say,"Oh,I see". Is that the right thing to say, or is there something else to say? Scott

  13. Hi everybody, Today I met with two sellers for doing CA's. They're both interested in doing a lease purchase (CA) and they're both FRBO. 0ne right around the block from my house that had a for rent sign on the front yard, which looks like it might be a go. Now, the other one I met with says he wants me to e-mail the contracts to him so he can read them over with his wife. He said, just the residential l ease and the option to purchase not the assignment agreement. Since that's not the complete set, I'm still leary about e-mailing them. Could he go ahead with those and try to do this himself if I did e-mail them to him ? Anybody familiar with this ? Thanks very much, Scott
