Web Sites for FSBO's?

Hello to all,

 

I've been checking out the newspapers and am coming out with little or nothing. I've started looking at web sites and services...can anyone recommend some good ones? I'm located in Sacramento, California.

Mike, a good while back I tried the online FSBO sites. My experience was that, in general, they were flat out awful. Homeowner after homeowner I would contact would tell me their property was sold months, even years, ago! I decided these sites were a waste of time.

Now, however, a number of people have told me these sites have come a long way and are quite a bit more worthwhile, and updated regularly. I can't recommend any from personal experience, but if you do a search for FSBO sites on the various search engines I imagine you'll find more than you can handle.

The best one I have found so far is forsalebyowner.com. I say this for 2 reasons:

1) It allows you to signup for notifications of new properties in your area within a X mi radius of your zip code. These notices arrive in my email box and I can age the contacts and wait for them to get motivated, put in my direct mail cue, learn about the area, etc.

 

2) The stock of homes does change regularly.

 

In this same vein, I would say that any site that you become intimately familiar with will be valuable to you is you monitor it say weekly or bi-weekly. Once you get past the old stuff, you can then just watch the new stuff.

 

Additionally, I've found a couple (can't get to the links right now...) that do put the date the property was submitted on site...

Thanks Option8...I've been having a tough time on calls because the listings are mostly stale (some many months stale)! I'll give forsalebyowner.com a try.

You may want to do a search of the forums, because I believe a few months back there was quite an extensive list posted of FSBO sites.

 

My experience with all of them is that they don't get updated frequently.

I did e-mail marketing to many and never received any response. I did direct mail letters to many with nothing that materialized. Most of the time, the home had been sold months/years earlier. It could just be the state I live in though. Do your own investigation of the sites. Others here have had good results.

The only responses I got from FSBO online were either flat out non interested Nos or they house was already sold. I only had one potential deal in which they wanted to do a consultation type deal, but they wanted me to send contracts and info up front and of course I said: I don't think so!
