I have a 15 unit apartment complex in Chardon Nebraska. Complex is located across the street from Chardon State College. $240,500 This is being sold with terms. Lease/option can be arranged for the right buyer.

 

Good cash flow with great write offs for the investor. Great opportunity to expand your investing.

Chardon, NE? That's a long way from the Adirondack Mountains, Craig. How'd you score this deal?

 

Hi Michael:

 

I found it on the NET. I signed a option. Its a good price, good shape, cash flows nice and close to CA investors. As a matter of fact I have one client from CA. is very serious about both of my properties. But I think the INN is going to be gone tomorrow its a all cash deal $125,000 plus my option price. This man is driving up from Long Island for 8:00 tomorrow. Bringing contracts to fax to his lawyer.

 

I have 4 people in line for the INN at this price its a real deal. I just want the deal done I had to extend the contract and the owner dropped the price $100.000.

Looks like this is going smoother than the INN. The owner got the offer Saturday. Returned it without any major snags. And we are moving forward close within 60 Days. Who ever thought it could be that simple. Also the investors have called me 4 times looking for more investments I find.

Good job man. One question: being you are going to close, how are you getting paid in the deal? Is there a spread between your option price and what the buyer is paying? or an assignment fee? If the latter, can't you just collect that now and move on?

Hi LongIsland Jeff: OOPS

 

I am selling the Option to the buyer. The buyer is looking for deals that make money with good cash flows without lots of work. If you can find any on the NET we can work a deal. The more Units the better.

 

Say Jeff I just talked to the INNs lawyer looks like its still a good go. These 2 came down within the week or so.
