Bandit sign wording

Recommended Posts

I like it. Shorter is better, (well in most things, anyway  ).

People are driving by your sign. They don't have the time to read a paragraph.

Michael, you're too funny . . . and a rascal!!

Hey Mike,

In advertising (which is everything we do) "white space sells". Another way of saying it is "less is more"

How about

Full $$$

4 Your Home

It's eye catching & short ^_^

another question about bandit sign, i am ordering them today, but for 1000 signs (post signs) cost around $1200 to $1300 at the CHEAPEST price, is that sounds about right?

or do you print them yourself and post it everywhere?

Daniel, starting with 1,000 is ambitious but also costly. Do you really see yourself coming out of the starting gate with a need for, and placing around town, that many signs? I hate to see anyone go broke before they get started. Do a deal or two and then invest some of your profits into your business So I would go with less signs to start, or you can go with handmade signs to save some money. But for attracting homeowners I think you are better off with professionally printed signs.

By the way, did you check out the pinned post at the top of the marketing forum about the cheapest bandit signs on the internet?

I just did my first bandit sign campaign. My advice:

1000 is wicked ambitious. The police are already after me, so I'm glad to not have more than the 25 I did.

hand written in my beautiful calligraphy:

We Buy

Houses

250-4910

This had the phone ringing non-stop for the 4 hours they were up. First ring came in 5 minutes after the first sign went up, I got 3 while I was talking to Sergeant Smith, and the didn't stop till the next day long after the signs were down.

Simple rules! Don't complexify, don't justify, just give 'em what they want! I covered all egress point in our little town. This meant people were seeing the signs 3+ times before they called.

Timing: Friday at 2pm/3pm was amazing! Think it through: you're just getting off work, you're even off a little early, you have a little 'free time' before you have to get anything done, it's the weekend so you don't really have anything ahead of you just yet. Then you see the signs and think, maybe I'll give them a call real quick since I have a few minutes.....

I may need to revisit doing Bandit Signs. I should have a box full in the garage. Back in the day, I would get calls and pull in nice deals off the signs. It is a great way to target specific areas of interest. Bandit signs in my market, although there are a few, are not as many as there used to be. They are cheap and work. Just have to watch out for those police. Guess they don't call'em "Bandit" signs for nothing. :ninja:

Holy COWBurgers!!! Where do you live? That's amazing results. Years ago I put up 20 and got 1 call before I even got home---it was just someone that was curious. But then I got a call an hour later from the law saying they would charge me $1500 per sign if they saw them again. I went for a drive---they were all gone

So I figured that they were a total waste of $$$ :( bummer.

Did you get any good deals from the nonstop ringing? Keep us informed

Use a throw away phone number for the bandit signs such as a Google number! Catch me if you can :P

?? OK Mr OK :D Help me out here. So this isn't a long term phn # I'm putting on my signs? And the # isn't traceable to me? Seeing as I wasn't born with a criminal mind   and I'm not as rich as MC, I need to be very careful about these things. :P

Dee, what Erik said is the norm if you're going to run with bandit signs. Never use a traceable number, like a landline or a legit cell phone number. Use a Google Voice number or buy one of those cheap, prepaid minutes cell phones that the drug dealers use. They don't require any registration. So when the sign police start calling you other than yelling they can't mail you a fine since there's no way to know where you're located. Of course, you still run the risk of being caught placing the signs, but I think would just result in you being told to take it down, rather than a fine.

Where there's a will, there's a way. . .

I got some good leads.

One was a cash-buyer who is ready to close in 7 days. One was a Realtor trying to scope me out and learn my secrets. One was a friend of mine trying to sell his house. One was a lady I probably already talked to and was pretty rude to me in and very skeptical. Then I had a handful of quality leads.

I'm hoping to get 4 deals under contract next week from my bandit signs. 3 from one gal and 1 from another lad

I lucked out in that the police decided to call me first and give me a chance to pull my signs. We're now working on legal methods to get them back up. This is going to require private property, and there's no way to get the coverage like I did before. But as always, I have a lucrative plan in mind: I would like to work with some local business to get a license to put them up Fri-Sun. In return I plan on having some sort of "Preferred Businesses" on my webpage. We'll see where this goes.

Friday afternoon is what is was all about. I'm sure if it was a Tuesday I would have received half of the calls, if even that many.

Those numbers are quite impressive, Nick. Four potential deals from some signs scattered around town. Nice return on your marketing dollar.

So I have an option on one of the three I was talking about. If this one sells, then they are open to LP on the other two. They have a need to cover an upcoming balloon payment. cool.

the other lad mostly fell through. it's a weird property and I probably should have followed up with him after talking about an option. I don't even think I managed to get the offer in his hands. I have been pulled away by quality leads.....

We're still working on that plan to legally bandit sign this village. I'll update soon, god willing.
