Email Marketing--not getting replies?

I know quite a few of you do email marketing. Although it's not something I've had much success with I do still send out a few emails to properties I'm interested in. Problem is I don't seem to be getting ANY replies anymore :( Unfortunately the most popular (by far) place to find FSBOs around here is kijiji which uses their own internal messaging system (instead of an email address that forwards to the advertiser's email like on craigslist). Obviously I can't be sure but I'm suspicious that my messages are being blocked because of replying to so many ads in the past.

 

Anyone else run into this? Any ideas on what I can do? Very few people put alternative contact info (like a phone number) in their ads so if my messages aren't going through there's no way to contact them short of knocking on their door :P

Doug, have you tried using other email addresses? Or try sending a few emails with a different message, one that is so irresistible that any homeowner receiving it must reply. This will give you an insight as to whether or not your emails are being delivered.

If Kijiji is blocking your IP address, then short of using a proxy I don't know what else you can do.

Used my wife's address and got a 100% response, sweet! I could have sworn I tried other email address before though...oh well, thanks MC :)

My husband and I have realized that we get a much better response rate if we use my email address as opposed to his. Must be Girl Power :)

First off Doug...I admire that you got your picture taken with a cheerleader and you post it up on the web for all to see...

Next..I don't do e-mail marketing...but my lady in a basement in Indonesia does...and she uses my scrapers I had developed, and I am getting 2 houses this week from her e-mailing toClist...

I think marketing for any product or market is cyclical....

So...keep at it, but be willing to adjust and change.

As far as what Shar said...I think there is something to be said about "letting the radar down" when a lady e-mails you.

Whether the seller is a male or female.

BTW- I've used Shar's picture as mine on a number of forums...guess what?

EVERYONE wants to be my friend!!!!

I used Michaels....and funeral homes contact me saying I owe them money...

Go figure...

I pay her about $4 an hour.... but don't let that fool you...she's worth a solid $4.25

I still prefer the direct mail campaigns.

Software I had developed to scrape Clist for advertisements. They pull the FSBO ads but filter (or try to filter) out ads that contain negative keywords like Agent...REaltor...duplex etc.

I can set them up to e-mail me the leads each day, but I just have the 8 year old girl in Sumatra that also works for Nike Corp. send out the e-mails to the leads, then when they respond, the e-mails are set up to forward to me.

Then I can take them from there.

It's funny when I see sellers respond all pissed off and I'm a scam and I should rot in hell...they have now idea they are actually e-mailing a little girl in Indonesia!! HA! It's funny to me anyway....
