SO guess from the no replies every one has all the hard money loans they need ?

 

And there is no one who needs a short hard money loan with bad credit ?

 

WOW this would make me think all is right and good for all in the investor world ?

Please let me introduce you to the investing world of Lease Purchasing...No banks...No cash...and No credit needed. It's a beautiful thing!

WHOA!!! I get HardMoney for 11% and Private Money at 8%. But if the market works for you at 18 then cool.

 

OKAY i understand all the posts on this But how many of the other lower intrest rate loans pull the credit ?

 

How many of them say this and that you need to do >>>>as well have longer then 1 year contracts ?

 

This is a for sure as long as you have a property that can have a 1 st mortgage note placed on it for one year

 

And if your credit is so bad off you can not even get most of the private /hard money loan this is for you /these people

 

If any of you can show me a hard /private money loan that will not look in any way at your credit for the lower intrest rate PLS TELL ME AS I WOULD LOVE TO SEE IT

 

As most all want to see the credit at some point ?

Well my private lenders are the ones that I cultivate none have ever seen my credit report or have requested it. But if they ask I have know problem of showing.

 

Private Money in my world is different then Hard Money.

 

Private Money to me is someone that has a CD or annuity that is paying crap.

OKAY

 

This is not even in the same deal ( peaches & apples )

 

I am talking about a loan company loanning out funds very short time

 

And if you have credit so bad that your unable to get a loan to get in to a property from most of your hard money folks >> then this is the loan for you

 

If you can get your funds else where this is not for you >>> but for some this is the only way to get in to get started in this business

@ 18% there are no points or prepay, RIGHT

 

 

 

There are points >>>> you can pay it off any time before the year is up

 

Say you got the property and have it all rehabed and have a buyer with in a rew weeks or months then yes by all means pay it off

 

 

This is a very very high risk loan given to people who really have no where else to go

All need to keep this in mind

I would be careful about making an offering like that in FL. 18% is usury in this state. Depending on what the points are I can see that it will go beyond 18%.

 

The way to get around it is to make loans to Business entities. But the amount must be over 500K.

Thank you for the words on Fl . They are a hard place to be now with all the fires and high foreclousers ?

 

Any way every state is just abit of its own strange right

no i mean are you getting the money from a line of credit, because those rates are kind of steep? although it doesn't matter where the money is coming from, and it sounds like a good deal if no credit is being checked. ;)
