I never expected any calls from my craigslist "looking for a house" ad, i just do it because for the "what if".

I got an email from an agent, she must have dug through 5 to 10 pages of ads to discover mine, it looks like she took a little time to write this. for amusement i post it here:

 

 

I'm a real estate agent, and I can tell you a little about renting to own. Rent to own is not popular with sellers because usually the reason they are selling is that they want the money for something else, like their new house. It also fell out of favour with buyers because they way it is set up, if you miss even one payment, you are out of the deal with no money back and no house, and the seller profits everything you paid so far. Really not the way to go if you can help it. Having a mortgage is also like renting to own; you are paying the bank every month like you would pay rent, only they are more lenient if you are late, they have protocol to follow. You are better off to get a loan for a down payment, and pay it off over time like your mortgage. If you want more help from here, let me know, I specialize in bank sales and fixer-uppers, and I can sometimes find places where the basement apartment pays more than the mortgage.

Why not? I received two calls these past two weeks from my ad on Backpage. One out of area homeowner with 4 vacant properties; another with a property soon to be vacant. Both are considering Rent-To-Own and wanted info.

 

As for the Agent, she's digging for clients, which is fine. That's her job. But she is mostly ignorant about lease options and so she's mostly negative about them, also.

Yeah, I know she is just trying to be the "pro" in the industry. it's too bad because she seems to be a hard working agent.

online ads works a bit different here.

in our city, CL house/rent/own/wanted section get flooded so fast, every time i post a "House wanted" ad, 20 minutes later i receive an email from CL telling me that my ad is on the 6th page ....they get buried faster than a sinking titanic. because of the rate those ads pop up, i guess most people just don't bother to search those sections closely.

i wonder how many thousands of realtors here are pounding on CL. this is why i don't expect to receive a lot of feed back from my ads on CL, and in fact, i haven't. however, when i have time i will take a closer look at it, see if there are any way i can narrow down my area to make it work. (or probably try paying for it to stay on top for a week just to test the result)

 

whenever there is a problem there is an opportunity, though posting ads there don't work well, we do get a looot of for rent ads on CL from landlord that we can using email marketing or cold calling, so that is good, never have to worry about running out of leads. one of my project this week is to find out how much is it going to cost for me to get a VA, and put together an online marketing package.

Daniel, not unlike Craig's List in my area. It is hugely popular down here. I can place an ad in the For Rent section and 24 hours later it is on page 20. That's 2,000 ads in a day! Much of it is spam, BS, and Agents, requiring legit readers to shuffle through pages and pages to find my ad. So we've got to continually rewrite and tweak the ads so it can be repeated without being blocked by CL's filters. However, it is free and it isn't time consuming, so why not use it? It should be just one marketing strategy in your arsenal. Using a VA will prove to be cost and time efficient.

yeah i am looking into VA, too. doing researching on that as we speak

 

also it's nice to know that you still get result with that kind of spam volume! i will jump right back into CL ! thanks Michael
