Marketing to Buyers

I'm closing in on that elusive first deal. Now I'm realizing that it may not be as simple as 1-2-3 to get a qualified t/b into a home.

 

Due to a severe lack of funds, craigslist is my only option at this point. What type of ads have you guys placed on craigslist that generated the best response(s)?

 

Apparently, the ad I placed a few days ago doesn't appeal to many prospective buyers. :(

David, you've got to push their buttons to get your inbox busy and your phone ringing. Emphasize what matters to most t/b's: low down, generous rent credits, no bank qualifying, etc. If the terms are market friendly and you get the word out, they'll come a-knockin'. Craig's List, Backpage, and Ebay Classifieds are a good starting point. Check for smaller, local websites in your area. Be persistent with your ads. One ad with a poor response rate is way too soon to form any judgements. Once the property is under wraps, signs are a must, too. They are a cost effective way to generate interest.
