Wilmington is relatively centrally located to 3 major Metropolitan areas (45 Minutes to Dayton and Cincinnati, 55 minutes to Columbus). This house was just recently vinyl sided, new roof, new vinyl double-hung tilt in windows, new flooring throughout. I bought and rehabbed it approximately 4 years ago, it appraised then for 62K and should be worth approximately 70K or so today. I'd be willing to either L/O this house to an investor today for a purchase price of 55K with as little as 3% down and can work with you on monthly to ensure decent cash flow. It's currently rented out to a stable family of 4 who's been there for 2+ years, but they are currently renting month-month (so no obligation to keep them there.) Their rent is currently under market at $550 per month, should easily be able to get $625 in this neighborhood. I can be very flexible with the price if you are thinking of purchasing instead of L/O. brownpm 0 Report post Posted July 18, 2003 Mike, Just used your form to submit my listing. I like the web page service it's pretty easy to navigate. How much traffic do you receive? Does your postings go downstream anywhere? I use a FSBO service called allthelistings.com right now, and their listings get published in Yahoo Real Estate, which really gives them a lot of visibility.
