Question for John or anyone who markets to MLS

So, I will be sending out my 1000 piece mailer here pretty soon. However, my question lies in, once you recieve the property and now comes time to market it...

 

Do you post your sign in the front yard right next to the agents sign....

 

All MLS listed properties are with an agent...obvious....and most agents put their "For Sale" signs in the yard....

 

What type of sign are you posting in the front yard and where???

be sure to hit those same listings about a week or 2 later...don't wait to hit them again...

They respond from the 2nd or 3rd mailing.....

Thanks John, I will definitely make sure to hit them up again. Do you season the listings at all? 30-60-90 days listed?

 

Equity Notes - As for putting up signs....yes in certain parts my signs do not last long at all. Do you live in Tucson?

So, I finally got a couple emails from my mailer, took sometime but two responses came in for the first 300 I sent out.

 

The quetion I have is will it be better to send out 1000 mail pieces for send out 500 twice.

I only season my prime rib....

I don't, I just hit it like a mad man, no screening regarding days on market, although you certainly can....

As far as 500 twice or 1k...it really depends..

if you are just trying to figure out or get the feel for an area, and there are only 500 or so listing, then I'd recommend hitting the 500 2 - 3 times within about 2 months.

Keep in mind most people only call you off the mailings after they've seen your postcard come thru a couple times.

The first one goes in the garbage most times.

I follow you and hope for awesome things for you. A few questions:

 

1) How many sales would you say you've gotten from your mailings?

 

2) Have you changed your mailing approach from the beginning and how?

 

3) Are you starting to generate an income you can live on?
