Finding a house for a buyer

I received a good lead from a mtg banker this week (met him thru my cl emails). She wants a l/o or owner finance. She's about 6 months from finalizing her credit clean up. She SAYS she knows what she wants and wants me to find it for her.

 

I've sent out emails in the areas that she wants. nada. Can you share any other ideas? I guess one idea is to post on CL about wht I want to find.

Dee, it isn't a mystery what you need to do now. Begin contacting every FSBO and FRBO who is marketing their property and whose property seems to be what your friend wants. Ask them if they are open to a lease purchase and that you have a qualified t/b at the ready. You will get replies and then it's a matter of putting them together.

Dee, I have a friend who has had buyers look at the available properties on sites such as realtor.com and select 3 or 4 that they like. He then approaches the owner of those homes to see if he can work out a cooperative assignment. Seems to work for him :)

That's right. It's a good idea to put the prospective t/b to work and have them help themselves by doing some searching around. Once they find a property or two they're interested in, you take the reins.
