Bulk SFR-Builder Close-Out Subdivisions

 

1.  Santa Barbara Subdivision – Victorville:  $10.5MM

·  58 homes (the spreadsheet shows 41 but the buyer added 17 additional homes today)

·       3 of the 58 homes are fully furnished models

·       The homes range in size from 1,300 sq. ft. to 3,062 with the average being 2,200 sq. ft.

·       The lots are all 7,500 sq. ft. 

·       Current appraisals (done within past 30 days) show a total value of $17,284,000 – $298,000 per home

·       Purchase price $10,447,076.00 – $180,122 per home

 

  2.  Wildwood Canyon Subdivision – Yucaipa : $7.5MM

·       21 homes (the spreadsheet shows 20 homes but the buyer added 1 additional home last week)

·       2 of the 21 homes are fully furnished models

·       Renderings of the four floor plans attached 

·       The homes range in size from 2,837 sq. ft. to 4,500 sq. ft. with the average being 3,417 sq. ft.

·       The lots are all 20,000 sq. ft.

·       Current BPO's by buyer in escrow show a total value of $13,860,000 – $660,000 per home

        Two homes have already been sold – one for $640,000 and one for $720,000.  The lenders have already accepted the appraisals that came at $640,000 and $720,000.  If a buyer purchases these homes, the buyer will receive the $640,000 and the $720,000 paid for the two homes

·       Purchase price $7,526,400.00 – $358,400 per home  

 

3.  Gavlin Springs Subdivision – Perris near Lake Matthews :

·       25 homes

·       2 of the 25 homes are fully furnished models

·       Renderings of the three floor plans attached 

·       The homes range in size from 3,046 sq. ft. to 4,500 sq. ft. with the average being 3,747 sq. ft.

·       The lots are all 2.5 acres

·       Current BPO's by buyer in escrow show value of $19,775,000 – $791,000 per home

·       Recent comps show values of $795,217.88

·       Purchase price $11,500,000 – $460,000 per home   

 

NOTE:  The interiors of many of the houses have not been completed.  The only things to be completed are flooring/carpets and the type of counter-tops.  The seller will let the new buyer choose the type of flooring and counter-tops and will then install the buyer's choices prior to the close of escrow.  All homes will be delivered out of escrow "renter ready" with all interior carpentry, flooring , and counter-tops completed, all appliances installed, and all landscaping completed except for Gavlin Springs where the backs of the large 2.5-acre lots have minimal landscaping will be left bare ground for equestrian stables and training
