Just curious if any of you have approached the seller with offering 1 month free rent to help make their property more attractive?


I'm thinking that you collect 1 month full rent and option consideration upfront. Then when the next month comes that is where the t/b get the "free" months rent.


Maybe this might sweeten the deal & help some t/b's get off the fence?

If you need to offer a free month's rent, are you sure your terms are inline with the local market?

That said, sure, you can always ask the homeowner if he is willing to give a free month's rent.  If he's motivated enough, he just may go for it.
