I just finished up my 6th or 7th co-op deal. I don't remember how many deals I've done. We got more houses from investors that can't turn their houses, so we've been obliged to help. Here's some advice for you others out there. Call home builders that have "trade-up" programs. Find out what they do with the houses they get. Explain how you can help them get rid of them at top dollar. Call other investors that buy houses. If they are trying to sell them outright on MLS etc., this is where you can show them how you can help them move the houses quicker at no cost to them. That's what we do.

Pilot, I assume you're talking about doing Cooperative Assignment deals with these other investors and the builders? Sounds like you've found a niche in your locale and you're making it look easy. Good for you!
