Any one else got any Lease Purchase Investing New Year's Resolutions?

Resolutions need to be measurable. Mine state that I will get out of the house and place fliers and business cards 2 hours a day.

I will dial the phone to FSBO's and FRBO's 25 - 50 times per day, depending on how many I can actually get ahold of and talk to.

I will speak with 10 sellers per day.


That's the beginning phase in order to get the ball rolling and the pipeline filled in early 2005.

Phase 2 begins when we have some properties under contract and some TB's in the data base.

Despite a GREAT 2004 for sellers overall, there are now dozens upon dozens of houses sitting unsold after months on the MLS. So my plan is:

100 LPAs mailed per week to MLS listed sellers, until one CA is closed.
Then:
~350 LPAs mailed per week (all of the listings), until closing at least 1 CA per week.
Then:
Frontpage ad in the each community paper and real estate paper in sequence, one each month, until I've hit all of them.

By this time I hope to be at around 10 CAs per month, so I'll take stock of what's working and what isn't, experiment with some other things like busstop ads and permanent fullpage ads of available houses in 2 or 3 of the real estate papers (right there next to the top listing agents wink.gif). And I'll have to hire at least 1 or 2 assistants, one for showing houses and one for the books, plus I'll outsource my marketing.

From what I've seen, there is consistantly for sale around 1% of all houses, and if I can capture just 1% of the for sale market I'll be doing VERY well.

Anyway, that's my plan!

Most of the resolutions you all have posted are action oriented. That's good.

I like to go a little further. I make goals that are results oriented. For example, one of my goals is to increase my net worth by at least 5% this year. This past year, my net worth increased a little over 22%.

I then develop a plan of action to achieve my goals. It can be a lot more revealing to measure your results than to just track your actions.

You're right about timeframe though so here goes:

My goal is to sign (if not close) another CA before the end of January. Then reach 1 CA per week by the end of the quarter, and 10 CAs a month by the end of the year.

You're right. I agree that executing 10 CAs a month is a result oriented goal.

But look at the previous posts that only have actions such as calling FSBOs and FRBOs. Calling is fine, but if it does not produce results then something is not working. Having a results oriented goal that you may not achieve forces you to re-evaluate your actions and make adjustments.

Doug, you clearly understand where I am coming from and have gone beyond simply making action oriented resolutions.

I suppose you can have a results oriented goals and then develope action plans toward their attainment. They can be wrought with frustration, though. Earning $100K in CREI is a results oriented goal.

You can, however, assure action oriented goals: "I will call 50 FSBO's each week", because you can control it. If you do it you will succeed to some degree and THAT's the degree you need to seek to control.

This being a numbers game we play here, the more calls you make the more results you will get. The old saying is that "even a blind pig will stumble upon an ear of corn eventually."

Adjust as you go and if you see you are not on track towards your $100K goal with 50 calls per week, then make more calls ! Find a way to hit your goals.

I choose to resolve one thing:

To completely discontinue the allowance of negative influence.

I elect to resolve this by surrounding myself with positive people, positive systems of living and positive resources such as tapes/CDs, books, artwork and music. The rest should fall nicely into place.
This resolution has come with over 4 years of full time real estate investing by giving me a much clearer view on where it’s taking my family and myself.
