Full Version: Dealing With A Seller Out Of State

I found an ad over the internet for a guy thats looking to sell. I asked him if he's interested in a L/P and he gave me his phone number to call him, and in his words, maybe make a deal. His motivation for selling is, he's moving to another state. However, my problem seems to be his phone number is from another state i believe because its not familiar to these areas.

Question: When i call him later on this evening, if neither of us has a fax, how do we get the paperwork put together? I would need him or someone that has they keys to let me check out the property also.

Has anyone come across this and whats the best solution to this possible problem?

Not a problem at all, Golflover. If, indeed, you are dealing with a motivated homeowner, he will be sure to find a way to make this work, as will you.
No fax? No problem. Either use the one down at your local Kinko's. Or you can always overnight the paperwork.
Same thing with gaining access to the property. Either he sends you the keys in the mail, or he hooks you up with someone local who has them.

I shouldnt worry about him trying to take the contracts and run with them then?

You can't worry about your out of town client taking the contracts, never to hear from him again. If he does, nothing you can do about it. I try to look for the best in people.

Besides, what is he going to do with the contracts anyway? Become an L/O specialist overnight, flawlessly and confidently placing a deal together without any additional questions on procedure?

I think it is more of an exception rather than a rule that someone will use you for your contracts. Good luck with this guy. I'm sure it will turn out fine.

Golflover, what Alan said. You can't worry, particularly with an out of town owner, about being conned for your paperwork. Could that be the case? Sure. But as you already know, there is more to this business than having a good set of contracts. You won't be putting anyone else in business.
