There have been many discussions concerning Comps on here, and where to find them. I have gone through the sites recommended, and the ones in MichaelC's book, and I have yet to find one that is top notch. One that gives you all the information you need, even more, everytime, whther it is a free service or not.
Can anyone recommend a site or procedure on finding perfect comps, everytime. Whether a site, or calling a title company, or mortgage broker, or anyone, anything, that you have found trustworthy 99% of the time, and gives everything we would need in the report.
Please do not throw up a response with the generic Comp sites, because we have all been to them, and most of them are no good. Please only post if you truly feel it is a great site, or procedure in finding Comps, and one you have used when needed, or one you have researched so thoroughly that you know it's good.
As I said, we've discussed this before, and I'm sure we've all been to many sites, and called many people. Let's put our heads together and come up with a plan on this one, and put this baby to bed once and for all.

be happy you can get comps, I live in an area that you can't get them unless you go to a realtor....
Tittle company said "what, we can't do that we are not realtors"....
Mortage Brokers, well they just never called me back and avoided my calls...

Hey, I just got a free 30 day trial with www.firstamres.com and the info I've pulled out has been fantastic.
Very detailed property information and extensive comps. I plan on using this service almost exclusively in getting my sales comparisons.

Jeff, Mr. Saint is right. FirstAmRes is First American Real Estate Solutions. They have a division know as
Home Profile. They are excellent.
So is
DataQuick. At $9.95 a pop, they can't be beat. The info they provide is as detailed as you will ever need.
Like most things in life, you get what you pay for. Those free online sites are free for a reason....

I don't mind if I have to pay for the comps. If I have to do comps, it means I have a serious prospect on my hands, so forking up the money isn't a problem.
I have just visited all the free sites, and they all stink. Like you said, you get what you pay for. I basically wanted reviews of sites/procedures from those who've paid the money, on what they received in return.
I will re-look into the sites you mentioned. If anyone else comes across a new site, or has used one of the sites mentioned, please add your review of how things went. It would be helpful to all of us.

Have you tried using a realtor? I live in Canada, where we really don't have any websites for this purpose (not to my knowledge), and the use of a realtor is my only choice. (unless I pay for an appraisal
If you approach them with something to give, they may be very helpful. They may give you referrals, and expired listings as well. I don't think a website could do this for you.

More exclusive business for you.
It's just a matter of finding a realtor willing to work with you.

I signed up for HomeProfile. Within a couple days, I was e-mailed a username and password with which I was able to log on and get the info I needed. According to the email, my trial account is open for 30 days. I also received a call to my office from one of their reps. We keep playing phone tag, but once I talk with him, I'll let you know any more information.

I FINALLY got in touch with the sales rep for First American Real Estate Solutions. They are in the process of phasing out HomeProfile and blending everything into a couple different applications (Win2Data and RealQuest) both offering valuable service...the clincher...?... $99 bucks per month subscription paid yearly (1200 smackers and that's only one county)!!!!
Too bad, cause HomeProfile was really good too. Oh well, DataQuick at $9.95 at pop looks real nice now. That's where I'm headed next time.

I was not aware that homeprofile is being phased out. Thanks for that heads up. I agree, that was a helpful site. Dataquick is still the industry standard and at $9.95 per comp they are still a deal.
If you find you are doing quantity, they offer monthly subscription packages, also.

Hey all,
Here's another profile site I've stumbled upon:
Smarthomebuy.comThey seem to have a pretty detailed service and their prices are fair as well ($99 per quarter unlimited, $4.95 for individual reports, etc)
I haven't used Dataquick yet so if someone could compare the two, that'd be great.

Mr. Saint, thanks for the heads up on this one. I had never heard of them, but a quick look and I like what I see..........so far. I haven't used 'em yet, but it's good to have choices.

Jeff here is what happened with me (I have no online service available period). I get emails from a local REI club periodically; well I noticed that the lady that sends them had a web sight. I went to the sight low and be hold she is a realtor. This is when I got the Idea below. So here is my email and her response

I am a real estate broker and I work out some deals with other TRIG members to give them comps on properties not listed in the MLS as long as they then use me as their realtor when looking at something listed by any real estate company.
