Hi Guys,

I have been MIA for quite a while now but I am back and I hope that there are still a few diehards left that are willing to help out someone in need like me. I know that some of you really know your stuff.

Maybe I am wrong, but it seems that this might be another case of the crowd doing just exactly opposite of what they should be doing. A yr ago and and more back When RE was appreciating at crazy #'s all the media could talk about was RE and everyone it seems was piling in. These boards were very active with lots of noobs trying to get started with techniques that they could afford. (not much $) Now, all the media can talk about is how bad things are. = Dead Boards. To me this seems like the perfect time to buying into RE again. Im I missing something? To me this seems to be the perfect time to be doing SLO and CA.

I seem to have a habit of doing things the hard/dumb/costly (take your pick) way. Anyway to make a long story short I have purchased several properties outright and have quite a bit of money tied up in them. Fortunately all are either a) sold on lease option or cool.gif rented.

I am in the process of making this a full time job finally! I am not quite yet there, but I am about 99.9% certain that within the next few weeks I will be able to devote nearly 100% of my time to this. With no other real source of income, I can't do things the same way that I have in the past. I NEED to generate some cash flow. It is not completely a desperate situation or anything, but I just can't afford to go out and tie up any more cash without generating POSITIVE CASH FLOW.

At the moment my plan is to try and do a min of 2 SLO's per month. I know that it will take a little time from start to payday, but I am ok with that. I am ok with the risk involved in signing a lease and being on the hook for the rent too.

I read the sticky from Johnathan and Adam and even went back and listened to the last teleconference and I must admit that what they speak of sounds intriguing, but I still do not fully understand. I probably need to go back and re-read and re-listen again.

I am willing to try just about anything that doesn't involve tieing up more than about $5 grand or so.

Wish me luck. I will let you all know how it is going.

btw, I heard Adam mention "The Secret" more than once now. Based on his recommendation alone I am going to at least view it. I just googled it and it looks like you can view it once for $4.95 or buy the DVD for $29.95. Should I just buy it? Who votes for Buy it and who votes for View it once?

Alan, I have viewed the trailor for the Secret, I have to admit, it has my attention...I am however a fan of anything that makes me think or attempts to trigger my imagination. I will be buying the D.V.D

Good to have you back. We've just been chilling here for the last week or so. Actually, it's been quite the opposite, we've all been working our arses off getting things going for the winter.

And yes you're right, now IS the time for SLOs and CAs. I used to talk about not doing too many SLOs, but lately I've been TRYING to do them. Because of the economy the SLO has a new advantage point. Put it together with a CA and you have the ability to collect on a note PASSIVELY.

And yes, there was a special on Larry King live last night with the cast from the Secret. It was awesome! If you haven't seen the movie do so. I have not had ONE person say it wasn't the best thing they've ever seen!

Hi Alan, and welcome back. Your observation is an accurate one, unfortunately. Much to my chagrin I have seen a slowing down of activity on the board here. I have been keeping a watch on a few of the other boards, too, and it is the same all over, it seems. Ironic, too, because as you have said, now is the best time to get into this biz. With the markets slowing as they are, that once rare species, the motivated seller, has come back in spades. The same arrogant owners who were chuckling at me a year ago are now calling me up and asking if I'm still doing that "lease purchase thing".
"Yes", I answer, "but for $25K less." wink.gif
(A little aside: this board will have been up and running for three years come December. And this past October saw the highest number of new registrations in any one month, 80, in all that time. Go figure. Maybe they're all shy? unsure.gif )
But, we needn't worry about what others think or do. You're on the right track, obviously. You just need to expand your tool box and techniques to fit your needs and goals. But now is the time to make hay. Slow markets and inflated inventories make sellers very nervous, and very willing to listen to what you have to say.
As for The Secret, I watched Larry King last night, and listened with interest to his panel. I must admit to being a bit of a skeptic when it comes to some of this stuff. Their answers, as a whole, were general and vague. And that woman, JZ Knight, was over the top for me. I mean, a 35,000 year old spirit warrior named Ramtha appeared in her kitchen one day? ohmy.gif huh.gif At least give me a video of this guy on YouTube or something.

I purchased the DVD and watched it.

Though it was mostly good(anything inspirational and motivational is always good), I am skeptical about some stuff that they have said.

If you ask me, I would tell you to view it once, to begin with. If you really get impressed and want it for your collection, then buy it.
Also, they will take off that charge(money you paid for viewing) off your DVD price. So, you arent really losing anything.
