I thought I would share with the board something has been working really well for me lately. As you know if you have been reading my posts - I am big on talking to the seller as quickly as possible - whether it's cold calling or giving your phone number on the first email to the seller. I think it's really important to get the sellers on the phone as soon as possible. Don't let them go to a voice mail system. Don't let them go to an operator who will ask them a bunch of questions and then send you a message. Don't send them to a website. Don't play email tag. Get the point?

After talking to a seller about Lease Purchasing and towards the end of our conversation, I usually ask them if they would like me to email them some more information about my company and lease purchasing. They usually say yes. I then tell them I will send them an email right away and ask them if it would be alright if I call them back tomorrow after they have had a chance to review the email. They always say yes. Very simple & non-confrontational. You could do the same thing with a physical letter instead of an email.

Just yesterday, I did this & to my surprise, a seller signed my option contract and faxed it back to me within 45 minutes! I was only on the phone with him for 15 minutes! Anyway... here is the email I send out after my initial conversation. Feel free to tweak it and use it anyway you want. It's real simple & basic, but it has worked really well for me.

Remember to call them back the next day like you said you would!
