I am going to try going after porperties to CA listed by realtors. I am wondering what the best verbage to add to the short contract " Residential Lease and Option to purchase aggreement" that would make the aggreement non exclusive?

How does this sound, " This option contract is non exclusive, seller can list and sell with realtor at any time and is not bound to the aggreement"?

Can someone help me out here?

What happens when the real estate broker's agreement is exclusive. And with you going after the listing, pisses off the broker? Then they take a hard look at you, who you are, and what you are doing. Slippery slope.

Everyone has their own methods, but I rarely work with listed properties. Too many cooks spoil the broth. I tell the homeowner if they want my help they need to cancel their listing agreement. If they do so, then I'll work with them. And if they want the right to market the property on their own and I still want to work with them, I'll let them go ahead and do so. But I don't see a need to put that permission in writing.
