I have a CA going on right now and the hubby works but the wife is a stay at home mom and also a nursing student. Would you still take a lease application from the wife even though she will not be the one getting a mortgage in the future to purchase the home ?

Yes. Get a rental app for all adults who will be on the lease.

Ditto! We get rental apps on everyone 18+ without exception.

Heck, get one from their pets too!
Seriously, the guys are right. I've had at least two I can think of where the husband's job fell through and the wife was able to mortgage the property.
