I purchased two rental properties over a year ago with existing military tenants. I have not had to do any background checks or credit checks. Does any one have a form, website or means for doing the appropriate checks?

Thanks for any help,

Max, if they were existing tenants, do you know if the previous landlord did any checks, or if he is holding a completed rental application form? This would be a good starting point.
If not, ask them to complete one of your own rental apps, one that gives you permission to do such an investigation, including a credit report, once said application is signed. From there, run a google search for tenant screening. You'll have no less than hundreds of companies to select from.

Michael,

Would you be so bold as to mention a few that you like, have used, had good experience with, etc.

I realize you are not in a position to "recommend" any but maybe it would be safe to mention a few that you have had a pleasant experience with.

If not, we understand :-)

Thanks!

There are a number of very good companies that can provide you this info, Mark.
Truth is, they're a dime a dozen. You can find one locally, or you can shop the 'net. I shop price because most of them provide the identical information. I know Mr. Landlord presently charges about $10 for a tenant credit report. Many other companies are about the same. If you want to get a more extensive background check the fees will go up accordingly. As always, shop around and buyer beware.
