called another FSBO ad. The homeowners worked for Intel and were
transferring to Phoenix. Again, a short time frame to sell their house, and
I called and offered a smart alternative.
We agreed to 24 months at $700 per month, and a purchase price of $100,000.
I located a soon to be married couple as tenant/buyers. They put down $2,500
option consideration, $810 per month for twelve months with a 50% rent
credit, and a purchase price of $112,000.
In addition to $2,500 upfront profit and $110 per month cash flow, when they
exercised their option at the end of the lease agreement, I received $4,600
at the close.
