This property was a vacant
rental that was owned by a woman who worked in my accountant’s office. She
had heard me speaking about real estate, and
mentioned to me that she had a rental property that had become problematic.
I took a few minutes to explain to her the Lease Purchase Advantage.
She agreed it was a terrific way to manage her rental property.
Being an experienced landlord to some extent, she didn’t need me in the
middle of the deal. Instead, we opted to work together on a Cooperative
Assignment type of lease purchase. I found a tenant/buyer in two weeks who
paid $2000 option consideration, which I kept as my fee for putting the deal
together.
