Another cold call to a FSBO ad led to this typical, quick deal. The homeowners had a new, custom house built and needed to get the payments for this one off their backs.
As you work your deals you get to know values and what moves quickly. One look at this and I knew it would go fast. The homeowner and I set up another Cooperative Assignment type deal.
Sure enough, I moved the property in one day and collected $2,000 option consideration from the tenant/buyer who was delighted to have found this deal.
As you can see, I love Assignments and Cooperative Assignments. They are usually fast cash now, and once the deal is done I’m out of the loop and on to the next property. My belief is to get what you can today, do it quickly, and move on to the next five deals.
