Doug Pretorius (ON) 9 Report post Posted February 14, 2004 I met an agent recently, who, it suddenly dawned on me--is essentially doing CAs--and has been for at least 15 years (that I know of) in my area. He has run the same ad in the major daily paper every day for the 5 years I've been involved in real estate, it reads: "I have single detached, semi-detached and townhomes available rent to own. Call (name) at (agency) xxx-xxxx." So I called him and asked how it works. He explained that I should look for a house and when I find one I like, to call him, and he will negotiate a 12 month lease with option to buy with the seller. Part of my rent would go towards my down payment, thus allowing me to get in with less down upfront. Hmmm... sounds awfully familar Share this post Link to post Share on other sites

If this same ad has been running for five years on a daily basis, it is obviously pulling in calls and resulting in deals for the Realtor. I say you should run with this yourself, Doug. Adam King (MI) 1 Report post Posted February 14, 2004 Doug,I am having a small seminar on the 26th doing this exact same thing. It's similar to a locator program. We find the buyers, put them through a credit education program, certify them and the use the certification as leverage to get a deal. The program is $200, which comes out of the option, but the buyer gets it back when they get their mortgage. Everyone wins! (My team gets them their mortgage of course.)Very cool stuff!
