T/B flood

I'm having a problem I always thought I would love to have - until now, that is!

I'm getting between some 8-25 prospect phone calls on the buyer side daily! How can I streamline the operation better, maybe answering service, etc. Didn't want to be more specific in my ads as to price so as to retain buyers for whatever properties I will have and not just a specific one! So I keep it general w. low down, rent credit (already dumped the 50% I wrote earlier) and a phone number.

 

Even after interviewing them and rent, OC etc is ok how do I keep them warm/ interested till I actually got them the right property? Right now I periodically send out email that we are still on it, working for them, etc...

 

Anyone got their experiences transformed and streamlined? Thanks for some eficiency input! Also tried to design some database in MS Access so as to not loose overview - anyone got any working sytems in place?

If your target T/Bs typically have internet access then I suggest a website. My website has been absolutely the greatest thing I've ever done for steamlining the selling process. It blows away the 2nd best thing which is a multiple box voicemail system.

 

My website has done for me both of the things you mentioned.

 

1. Efficency:

It all but eliminates tire-kickers by giving them all the information they want. It also does a lot of my work for me by answering nearly all the questions serious T/Bs have so that by the time I speak to them they're ready to sign.

 

2. Buyer List:

The website provides a place for T/Bs to refer back to if I don't have a house they're interested in right now. It's been my experience that the serious T/Bs do keep coming back on their own, it's not necessary to try to artificially create reasons and ways to get them to come back.

 

Personally I maintain a very basic database of registered T/Bs. I send them ALL new properties I get, not just the ones fitting their interests. Why? Because I'm looking for referrals. If they don't want a house in a particular neighborhood, maybe their cousin does.

 

It's important to remember that T/Bs are typically impulsive buyers (that's how they got into their credit problems in the first place) so it's difficult to come up with something to maintain their interest over a long period of time. I don't really try. I know that the serious ones who didn't find what they were looking for will probably come back on their own so I don't worry too much about it.

Why don't you go to www.kall8.com and get one of their dirt cheap voice mailboxes.

 

You can then put all of the info of the house in the message, and tell all the poor people to hang up. :rolleyes:
