-Tony- 0 Report post Posted November 29, 2007 So, Monday I sat down and thought I would try some cold calls, (I prefer sellers calling me). Well I saw a house down the street from one I am selling, (it was on Craig's List). Owner is in the Navy, FSBO, didn't want to do what a Realtor told him to get it to sold, (Little curb appeal). Well, I get to question five and she said we are thinking about a lease option. They have been reading up at Barnes and Noble. They are transfering to Italy on Christmas Eve. I talked to her for about thirty minutes, (Okay, she talked to me about the house and the military in general). So, I finally get an opening and state how funny it is because I buy my houses via l/o. She knew the lingo so I told her I could do a SLO or CA, (Oh ya, she ends up telling me how much they owe, what they will take, payment and interest rate). The only problem is their payment is about $440 higher then market rents. I finally got off the phone with, "Well you have my number, give me a call because your leave date is just around the corner. Felt confident they would call. . . they did today. I think they may have to make up some of the $440 difference, but $200 is better then $1440....... THANKS ADAM!!! -Tony- 0 Report post Posted December 2, 2007 I haven't made a cold call in almost 2 years. this was the first and only. if CA's are this easy (1st one of those too, MC stumbled me thru it) I think I will keep calling. I should get 5k but will take 4k. when I talked to the couple I was straight forward and honest with them. I found some new friends. The husband asked "so if the t/b don't buy then what happens". Before I could answer the wife chimes in and says "we'll call Tony and have him do it again". They really liked me ex: I walked out of there with a signed lease with no rent amount on it. Because I am going to try to get as much as I can for them. I told him before I left I would just right in $200, He looked at me and said "no you won't, you wouldn't do that". then he said this is nothing like we read in the books Share this post Link to post Share on other sites
