This is a letter from a client that I have recently helped. I thought that it would be of intrest to some of you. This is a letter he had posted on another message board, that he gave permission to post here as well.

 

Found an awesome lender!!!

I had been trying to get financing for a home for many months now, and it was just to much to deal with and understand. A Return on Investment ( ROI) of 36 - 42.5%?

 

Holy Crap Bat Man how can a rehabber make a profit? But then again on a short term deal of 90 days if it has no points then its not bad.

 

BTW Brandon, your website needs a lot of work.

If it is a short term investment for a rehabber, this is honestly not a bad deal. Its not 36% to 42.5% per rehabber per house, rather thats what the investor makes a year. Rather what the rehabber would pay is 3% compounding per month, which isn't a bad deal considering their is no worries, no liability and practically no out of pocket cost to the rehabber. I have personally used the system a couple of times and is was most definitely worth while.

Hi Brandon,

 

Do you know of any commercial lenders that can go to 100% CLTV or at least allow seller to carry? No source or seasoning on downpayment?
