This is great for anyone who is new to the area, recently divorced, looking to keep their house off their credit, additionally you can buy in the name of your Land trust, LLC or Corp Entity.

 

I can use this on first time home buyers, investors, tenant buyers.

These can be done without using your credit or money. This is just one scenario based on a 650 credit score (Loan only requires 2 paystubs or bankstatements) all deals are subject to review

 

Home for $200,000

5% down $-10,000

________________________________

$190,000

 

Investors purchase price /Letter of intent is $151,000

 

 

Mortgage at contract minus down money$190,000

Mortgage Purchased for $171,000

 

Seller recieves $141,000

+ $ 10,000 Down from Buyers

______________

$151,000

 

Private Mortgage is sold for: $171,000

Purchase Price: $151,000

____________

Total Profits to Investor $ 20,000

 

All this and you have never held title.

 

This can also be structured to work with lease options.
