Looking for rehab HML in Birmingham, Alabama

I have (3) investors with low credit scores, but great deals on properties with a 65% or less LTV's.

Is there a private investor that will hold the 1st mortgage on the property with a 10% interest rate( on funds borrowed). The properties range from $20k - $60k, before repairs. The investors have funds for repairs, but not funds to purchase. They would like to do 2-3 deals a month.
