scntaxpro 0 Report post Posted April 9, 2009 I talked to an out of state landlord who is motivated to get rid of her house. I asked her if she was willing to do a lease purchase and she said 'absolutely'. I did not tell her that if we made a deal that I would go out and try to find a tenant buyer. My question is when do I tell her that is my intention? Before or after we negotiate the deal?
MichaelC 160 Report post Posted April 9, 2009 Stephen, you must be upfront about the process and your intentions from the first contact with the homeowner. Otherwise you come off as a scam artist and you'll never get the deal. What's the point of spinning your wheels, only to have the homeowner kill the deal at the signing table because you suddenly tell her that, "Oh, by the way, I'm not the tenant/buyer"?You say she is motivated. Present to her the advantages of what you're offering, answer her questions, and you'll have a much greater chance of getting the deal.
