  2. Hello all, I have been lurking on this site for about a month. I decided to order the Manual, and I will have had it for two weeks on Friday, ... I gave my self two weeks to be sure I understand enough to start speaking with people. I am trying to fully understand the concepts in the book. I finally, after many hours reading understanding SLO, and CA. I want to focus on using CA. The past two days I have located and talked to people in the local title companies, realtor, mortgage brokers, and I have started receiving emails back from Craigslist. I am getting responses from houses that look to FSBO, but realtors are contacting me back. I don't understand how this would work out for me and the realtor, unless this is one of their investment or personal properties. I'm forcing myself to speak to 5 local sellers a day by phone, which is challenging b/c there are like 3 ads in my local paper, and Craigslist nearest city is a nice drive 1 hour each way. The next largest town would be about 3 1/2 hours total drive time. So I am driving around my town, looking for fsbo signs, all I am finding is Realtor signs. I am also sending out emails to ads I find online, and following the Marketing section in the book. My questions are: -when the T/B fills out the lease and option paperwork, I do see on the contract where it says the "Tenant agrees to accept responsibility for all maintenance and repairs of the premises" So does this mean that after the paper work is signed by both parties , and I collect the Assignment fee, give the seller the 1st months rent and Assign the property back to the seller, and put the TB in contact with the Seller for keys, rent payment information, etc. I am completely out of the loop?
