  1. Play the Real Estate Investing Game with Purpose Most people never get what they really want because they don’t know what they really want. The reason I say this is because your actions can be totally opposite of your thoughts, and you’re not even aware of it. In the past, I noticed that often when I was attended seminars or networking events, I found myself ‘zoning out’ and not paying attention. Whether out of laziness or boredom, I would drift off and not fully receive the value of the seminar or miss the whole point of the topic or conversation. Now I make certain that I have a clear overview of what I want out of every seminar, conversation or meeting every time. I do this by making a list of 3 things I intend to accomplish that are completely out of my comfort zone. This sets my thought patterns into a positive direction, where I now have a mission to accomplish rather than sitting around getting bored. Clarity also creates a strong sense of leadership. If I were currently renting and wanted to get into the real estate game, I would want to attract someone who has a clear vision of how to get me there, rather than someone who hasn’t any experience or proven results to offer me. This person is most likely going to get me there faster and with less effort due to their own sense of clarity. Their clear sense of direction will always prevail in any situation, as compared to the person who has problems figuring out what it is that they want to do. Let me share with you a personal example. I spent 2 years searching for my dream home. My ideas of what I thought I wanted were all over the map and consequently I attracted all the wrong properties. First I thought I wanted a condo with office space. Next I thought a townhouse with a separate work and living area would be ideal. After that I believed a single family home with a basement that could be used as an office would be a perfect choice. See how scattered my ‘wants’ were? Then one day I was pushed into making a decision as I had to move out of my existing home within a month. I realized that I’d better get really clear on what it was that I REALLY wanted, instead of spinning my wheels and wasting both my time and the realtors as well. In the real estate game it’s very important to know what you want out of your investment in the long term, because if you’re not clear on what it is you desire, you’ll never get there. It’s also equally important to write down your aspirations and goals on a piece of paper, because when you get reach them you then have a reason to celebrate. If you’re focusing on what you don’t know, or are not sure of what you really want to get from any situation, your underlying thought patterns and habits are going to send out the wrong vibrations. For example, if a radio station were sending out jumbled radio waves, no one would ever be able to distinguish one song from the other. By being clear, you’re discarding all the ‘bad’ radio frequencies and sending out a beautiful clear tune for the world to get and pay attention to. Be as specific as you can, as you need to become as clear as possible on what you want to focus your desires and thoughts on. The clearer the window panes of your thoughts are, the less effort the Universe needs to respond to making your desires a reality.

Top 3 Reasons People Doubt They Can Play the Real Estate Game Reasons #1 - Fear and lack of general real estate knowledge Dan - This is one of the top three reasons why people hesitate to get into the Real Estate game. Even if they do know what they want, they have no idea on how to start attracting it. If you are experiencing doubt or fear of even approaching someone to discuss your real estate needs (or desires) simply because you think you haven’t a clue what you’re talking about, this fear is definitely holding you back. One of the best ways to overcome your doubts in this area is to just simply start talking about real estate in your everyday conversations with people. The more discussions you have on the various aspects of real estate, the more knowledge you’ll attract. Now this can be really hard at first especially when you don’t know what to talk about or what to ask for fear of appearing like a fool. To start, focus on speaking and learning from people that you know already and are comfortable talking to. This is what I call your A-Level list of contacts. When I was ready to get started playing the Real Estate game, I came across many roadblocks to getting my first investment property, but nothing seemed to be more of an issue than the dreaded down payment issue. I find that the down payment discussion is usually the biggest and usually the first obstacle that people run into when they want to get started. So when I made the decision to start talking to people about real estate, the first person that I decided to approach was my boss since I knew he was already buying, renovating and selling properties. I made the decision one day to get out of my comfort zone and ask him some questions, even though I had no idea what to ask. Finally one day when we weren’t really busy, with my heart beating a little faster, I walked up to him and rather awkwardly said, “So, I’m looking to get into real estate. What do you think?” I had no idea what to ask. He looked at me and to my surprise replied, ”Wow! That’s a great idea for you. Real estate can be so lucrative. How much do you have as a down payment?” I said, “Ah, well not much...” I actually had no money at the time and he made it pretty clear that I need to come up with a down payment of about $50,000 to get started. Well, I knew that wasn’t going to work, so I started asking other people what they thought of my idea to venture into Real Estate. My point is that everyone will have a different opinion on getting started. That doesn’t make them wrong or right, it is just that: their opinion. You have the choice to accept their opinions, or to take them on as your own, or let it go and form your own ideas. One thing I have noticed in turning everyday conversations into Real Estate conversations is that the more confidence you seem to have, the more people will listen and have an input on your situation. So to become more confident, look for a Real Estate club in your town, or create a mastermind alliance and start to surround yourself with like minded Real Estate people. I strongly suggest that you also get a mentor and attend any seminars that may be available on the subject of Real Estate investing. Another thing I found very interesting were the phases or levels of confidence people will have in you. At first when you own zero properties, everyone else seems to doubt you can do it and sometimes this negativity may rub off on you. Secondly, if you do get started and buy a couple of investment properties, people think it’s risky and will tell you to get out, or that you are just crazy. The third is when you own many properties and people start to call you ‘lucky’ versus ‘smart’, since by saying this it lets them off the hook from feeling that they might appear stupid to have not done the same thing. In short – start having positive, reinforcing conversations around the process of investing in Real Estate with anybody and everybody.   3. To Get Rich, Simply Repeat Repeat, Repeat, Repeat... Repetition is the key to forming new habits. We are creatures of habit and also victims of our habits. It’s in our nature to enjoy doing things that are easily repeated as they come about so effortlessly (plus we don’t have to think about them). If you’re not happy with your results, whether in your business or personal life, you need to change the thoughts that you are thinking in order to create a more successful outcome. Before I ever became involved in the real estate game, I would repeat to myself over and over again ‘I am a successful real estate investor’ when I was working out, going for runs etc. By doing this, I was creating more self-confidence in myself and boosting my self-esteem, which in turn set in motion my actual career. When I finally did take the plunge and opened up my own business, I had already cemented my success in my thought patterns. I had removed every single iota of doubt from my mind about becoming successful and I firmly believe this is why a lot people fail to achieve their dreams. They’ve already self-sabotaged their thought patterns by setting themselves up to fail before they even begin. The world is an abundant place, so avoid negative thoughts of competition or jealousy of another’s success to enter your mind, for this will ensure your ultimate failure. Instead choose to be grateful for what you currently have, and bless that which you want and appreciate, and attract it into your own life. I highly encourage you to develop a phase that captures the essence of what you want to achieve and make it your personal mantra. Another great time to use your special phrase (besides when working out), is right before you go to sleep at night. This will allow you to release this thought into your sub-conscious and let it propagate itself in your mind over night. It is also a good thing to repeat your mantra first thing upon awakening, since it will help set up your day for success as well. Remember - every thought you think in turn will become a reality, in either a positive or negative way. Consequently, monitor your thoughts carefully and focus on what it is that you want or need to create in your life to GET to where you need to go. When you are trying to create new habits to get what you want from life, a lot of people will tell you exactly how to achieve whatever it is you’re looking to get. But be aware of what people are actually ‘doing’ versus what they are ‘saying’. Be an example and lead by your actions rather than the words you say, since actions always speak louder than anything you may tell them verbally. This week try and monitor all your thoughts on a scale of 1 to 10, with 10 being ultra-positive, and notice how they are moving you forward towards your goal. Only allow the positive ones that resonate in your mind to stay fixed in your brain.
