  1. Hi everyone, Haven't been here for awhile. Question: does anybody know were I might pickup a seller disclosure form? Also, when doing home comps I use Home Radar all I want to know is what do you compare from that site to get in the comp in the ball park? Thanks all and have a good day tomorrow!!
  2. Hi Brian, I understand your second paragraph and what you are saying. But you do feel it would be all right to send l/o info. On my mailers I do a comparison and show the numbers of a full service broker and and what we offer. So you're saying that is allright but not to go with the last sentence. Is that correct?   3. Hi everyone, I send mailers out to FSBO's, but I was thinking of sending to sellers who are contracted to an Agent.The mailers explain whole l/o plan. I also have in there the numbers for r/e agent compared to doing a l/o or a c/a, etc. But what if I also put in the info that IF YOU'RE NOT HAPPY WITH HOW YOUR AGENT IS MARKETING YOUR HOME, OR YOUR NOT HAVING ANY TRAFFIC TO SEE YOUR HOME, GIVE US A CALL. WE CAN HELP. I would really like the opinion of this forum. Thanks and have a good day!!

  9. Hi Everyone, I have been reading alot about everyone going to the fsbo web sites and doing alot of e-mailings. I don't know about the rest of you, but the sites I have gone on 98% of them are 1, 2, 3 years old and are repeated on all the different fsbo web sites. I use the same sites everyone else is using. Am I missing something here? Some say they send 100 e-mails out and get 50% of them answered. What is the secret?

Hi everyone, I'm asking this for my son:He wants to puchase some land to speculate on ,he wants to do this as a no doc.Total price 27,500 put 8/10thou.down the women who own it are up in age.I don't buy land but I told him to see if they will take the down payment over time 5/8 years no interest and ballon payment in 5/8 yrs.That gives him time to get good financing,he could pick yp c/costs.     All this is well and good,But when I posted a question on l/term/lease and how to get a price fix I wsa told to lock the seller in at todays price,now you ask for a 2or3 year term tell me how do you lock in a puchase price or what do you do to get him to say ok 10,000 in three years (hypathetical)PLEASE EXPLAIN Thanks and have a good day.

Hi Everyone, When I talk to a sell I try and keep control and keep the seller and t/b seperate.I tell the seller I won't personnely live in the home but will put a t/b in who will cash the seller out in the near future.If they ask how I get paid I just tell them when my buyer cashes them out thats when I get paid and that seems to satisfy the client.Thanks everyone and have a good day.

Hi Kimberly, Thanks again for your reply seems like all the frbo's I call are either investers or l/lord's who don't want to sell,the one's I did talk with said they won't committ to a price long term.(that is not motivatin.But while I have you on this thead may I ask you a dual question.#1I don't know if you do any foreclosure's on divorced couples My question is when you read the divorce notice in the paper how do you know who is living in the home him/her so you can mail the for/form to.#2 Is there a different form letter to send to a divorced couple?That's it for now Kim, Thanks again and have a good day.

Hi everyone, I read some where about calling l/lords and get a long term lease, That I have no problem with.My question is once they agree to l/term how do you get them to agree to a price rigt then and there.I know some one will say they are not motivated I agree.But does anyone have a recipe on what ingrediance to use for this cenario?For some reason this sounds like a dumb question.Thanks and have a good day.

Hi everyone, What you negotiate with the seller r/credit's, length of option, price totaly seperate issue.What you offer t/b is totaly seperate from your contract with seller.You offer your t/b time,rent credits,and if they exercise their option there is your payday.Low option down,rent credit(cash flow)for term of l/o and a price they are able to pay.Have a good day everyone.
  22. Joseph -- Steve was more blunt than I was. You really need her willing to sale at ANY point during the Lease & Option period. A 5 year LO is a good thing. Are you looking for a sandwich deal or CA?   23. Hi kimberly, Thanks for your suggestion I tried 6% p/yr for 5 yrs.Here is what she just paid 195,000 over 5 at 6%=11700p/yr appri. comes to 58,500 total 253,500. I'll work from that point.I'll see if I get terms with her to sell sooner than 5 more like 3.plus rent p/ments etc.Thanks again have a good day.I'll also take Steves advice also.Thanks to both of you good points.
