Hi Everyone, I'm in need of some advice:I found a lady willing to do a long term lease 5yrs after 5yrs she wants to sell.I'm confused on how to handle this if it comes to pass.I'd like to l/o but i'll need to know piti so as to get a t/b also the bennies she gets by doing business with me.She sounded like she knows her p/q's.She is in Vermont but will be back on the 6th.I also thought of selling the contract.How do I handle the price of the property if she just wants to lease for 5yrs.Cornfused. I talked to a man last nite about his home and he told me he was working with his bank about giving his deed back, (he called it deed in lieu of foreclosure). Please, someone explain how this works.   6. hI EVERYONE, Need some good direction:How would you approch a private builder about doing l/o with them?I'm sure he would want full price as it being a brand new home.So I would assume 3 to 5 % above full price.But how would I find out his monthly piti.I have no Idea how loans for builders work. Hi Michael C, Thanks Michael C for takeing care of the registration problem.Now I know I can use both forms but the Aff/memo/agree only needs my signiture to get notorized and recorded.The Perf/Mort needs seller signiture,notorized in front notory then recorded.The Aff/Memo/Agree/is much simpler and easyer to do.This alone still clouds the closeing so you still get your end payday right or wrong.Thanks Michael C(Have a good day).

Hi Everybody and M C Hope everyone is doing well.Have a question when you advertise in the paper or bandit signs I/We buy houses quick close:What do you tell a seller when they ask how fast can I close and have cash.Then you say you'r an Invester and will not live in his home but will l/o to a t/b who will cash him out in a year hopefully.I ran into a few of these on the phone and I could not get the seller to elaberate why they need cash.Thanks eveybody and have a good day.

Hi Everybody, I actually have 2 questions.(1)When talking on the phone and after you talked to a possible client they say WELL HOW DO YOU GET PAID if you do all this at no cost to me.How do you answer.(2)In your deal with the seller do you put in your agreement that you as potential buyer will pay for all cost's related to closing.do you spell out survey,title search, any thing that the closing agent needs. Then in your option to buy with the t/b pass that wording along to your t/b in their contract.(no cost to seller).Thanks and have a good day.

Hi Everyone, I just want to ask has any one ever did a lease option or cooperative assignment or any thing through a real estate agent?If any one did how did you handle the agents comm.I know it comes from the seller.That could be an addendum in the sale agreement that at close they would get there's and we could throw an extra thousand for their patients.Only problem what if t/b don't close?PLease any help would be appreciated.Have a good day.
