Hi everyone, I called a real estate listing agent on a property that was listed Invester Alert:When I got a hold of the woman I asked her if she was the listing agent and if she was could she give me some info,I told her I was an invester and I would like some information she got very cocky and said well what do you want to know I told her I should have talked to the wall.I then asked if the owners were in the home she snapped nono Then i said are they flexable and open to terms she says no.Then I said if I woul write an offer i will put in I want to go with her to present it again no Imust call them their not in town and they just want 200,000 thier not open to l/o's or anything else.At that point I told her to stuff and hung up.Sorry this is so long but that woman just burned me up and I'm venting my frustrations.How do all of you handle real estate agents. Sorry one more question did any body do any deals with r/e/a and how did they collect their fee?SORRY Have a good day.

    HI everyone, There is a home been on market 7 weeks. Would it be unethical to go to the seller and just present the seller with a busniess card,and tell him/ her if they don't sell by the end of contract to give you a call and you might be able to help especially if the seller can be flexable.Thanks everyone.

Hi Everybody, When you talk to a real estate agent how do you get them to give you the Existing Financing when they just tell you their client is not interested in any l/o or any other financing except a cash out .Also how do you get them to work for you?Can you tell them you will take care of them if and when you close on the property.Everybody have a good day and thanks.

Hi Everyone, Stopped at a fsbo they had fliers out.I took one home got into publi records for comps.My problem, home is $ 359,500 it has a boat canal the other cops in the area only come to 90 to 175000 only 2 maybe 3 at about 220,000.But the aren't on the canal side.By the way this is as per flyer home has only 1250sf then it saya the lot is over 10,000 sf.I'm not sure if appr. take any or some of the land into consideration.Any way my question is 2 fold.How did they come to their price,and how do I confront the seller and not look like some kind of a nut is there some kind of formula that comes into play to come up with a fair price.Sorry this is so long but I wanted to give as much info as i could.Thanks and have a good day.

  9. Hi Everybody, Question When you close with a client you have them sign the res. lease with option to puchase but the memorandum of agreement must be notorized.How do you get them to sign,some people may not want to run around if they are giving you a good deal.Thanks and have a good day.

    Hi Everybody, Need help on wording of one paragraph,something that won't scare clients away.Subject is being only responsible for 1 momths rent just incase t/b defaults on contract or doesn't excersize his or her option.

Hi everyone, Question Has anyone heard of or read any articales about the federal gov.and hud wanting to close invester loop holes mostly for investers who rehab then flip a property.From what I read it has to do with buying at for- closure sales doing cosmetic make over then selling to buyers at inflated fair market prices.Have a good day.
  15. Hi everybody, I read the post and all the replies I don't know if I would make an offer without seeing the property that would be like stepping on quicksand. I would get all pertinent info over the phone due as Michael C says your due dillgence then go with paper work and a mind set what you are willing to offer, and your terms.See the home and sign paperwork in one visit.Of course if I'm wrong I'm open to ridicule.(wouldn't be the first time).

  18. Hi T W, If you are just addressing you lease with the tennent and they are not paying their rent you have every right to evict.Keep the lease and option seperate if you bring them to court as one you could lose.Michael C is this a fact or not only my opinion.Thanks and have a good day
  19. Mr. Saint, If this guy ends up in jail all you need is for him to sign all appropriate paper work.We used one attorney for all our propertys,he went and had paperwork signed.

Hi everybody, Since the t/b is contemplating on buying would't it be ok to put an addendum to you contract with the t/b sating that he she or they are respnsible for any repairs as long as a licenced contractor does the work.In my one contract I have t/b is responsible for 1st $500.00.after that I will split 50/50. Hi, everyone haven't been on for awhile,just read your post Chris and Kez Michael C is absolutely right say away from anying thing in a run down section of town.I'll give you example.My son and I have a rental like you mentioned apra.at 42000 can't get anybody to buy at 30000.So what we did was a L/o with a couble for 1yr,we hope we can unload this place with them they were born and raised within 2 blocks also credit not so hot repo/doublewide 2 yrs ago.This was 1 home we bought It's our worst nitemare.SO listen to what Michael C tells you Don't touch it.
