  1. Hi, Thanks MC. Yes the whole problem really is the agent in the middle. The thing is its hard to walk away when she keeps sending them over to me!!!.... lol I wrote her yesterday and I told her she should charge her clients for finding them a place and then I would just set them up. She said she never did that before and didn't know if she could. All of a sudden people are calling her to find apartments etc. to rent. I told her that if they wanted to a l/o I could pay her "a fee" from the option money but I couldn't pay a full months rent as is. Any other ideas as always are appreciated. Thanks JD

  3. Thanks for you comments guys. I'm thinking that if I'm putting myself "out there" doing a sandwich deal than her fee is way to much. I probably could find tenants on my own I guess? Has anyone been doing any of these? Also I was looking over the naked lease agreement and I'm not sure if I should use that for a strait lease? Any ideas? I'm sure she will want to use a standard Realtor agreement which I probably don't want to use? I don't know. MC you were just assigning these? Can you pass on some detail please?   4. Hi All, I have been emailing back and forth with a Realtor about some potential deals. She said she has a woman looking for a home or mobile home to lease only. (for now). She can afford up to 950 a month. I found a mobile home owner willing to lease to me for 1 year for 700 a month. Near the ocean on a 1/2 ac lot. He's cool with me subletting it. Good spread. The house can't be sold unfortunately. So I ask her about her fees....she gets the standard 1 month rent for a fee and she needs to meet with me and the property owner and do back ground on the tenant etc. Thats fine generally but if I'm technically the landlord, that will take me months to recoup her fee, + I'm finding the property and leasing from the owner! Seem like a hassle? How should this be structured so we both make money. Her end is probably tied down by her broker and Realtor lic? I can just walk away but now she emails me almost daily about other people looking to strait lease and wants me to help find them HOMES...LOLOL!   5. Hi All, When attempting to assign a P&S, do any of you file a memorandum to cloud the title while looking for a buyer? I have a property that my take 30+ days to do a number of inspections on. Can the owner sell behind my back without filing? Thanks, JD

    Hey Invester Peeps, Not sure who uses them or not but I just got an 800 service from Toll free express. It very affordable and has some great features. You can use it for tracking your marketing etc. I'm sure you vets in the house know all about it. Anyway, just adding my 2 cents. Check it out. JD

I have talked to a number of investors through a few real estate meet ups but they only seems to be wholesaling, buy and hold or just go because they have nothing else to do!   11. Hi MBK, Could talk a bit about how you going about getting a number of Realtors to work with you on these? Is the market just that bad that they are just willing to wait? How would that be structured? Are they ok with just the sale or are you offering some kind of monthly incentive or part of the option payment?     Thanks, Just seeing how you guys handled that. On another note, are you able to use your LLC in other states besides where you opened it? Do you have to register or something in the other state or states? Thanks Again JD
  14. Hi Again, When your doing a SLO and your TB ends up buying, they are to pay "all closing cost". Do you tell them it will be more due to a double close? Any detail would be appreciated. Thanks, JD
