  1. Has anybody had this problem after sending out emails to FRBO'S on craigslist. Have you found a way to get around it? "We've received too many mails from xxxxx@gmail.com in a short time span. Sorry, but no messages from xxxxx@gmail.com will be relayed for 24 hours."

     

     

    You need to set of software one is an e-mail extract to get your e-mails leads from craigslist and then you need the mailer to send up to 5000 e-mail without getting caught you can get the extractor here www.the-email-sniper.com plus a whole bunch of free craigslist stuff that they give you....


  2. [Well there seems to always be a problem with the list either they flag your post or you can't send e-mails or your post are never placed and they just sit in the back. Now I use to think that is was all being done by Craigslist but I found out that there is software out there being sold that will flag all the ads you want flaged on the list. So now you have wasted all the time placing post for nothing...

     

    Well the answer is to market in other ways on the list, and one of these way is via e-mails. Now for those of us that no the list well you know that they have to side on the real estate side of the FSBO one for real esate agents and the other for FSBO. Now what you are about to see will work on any part of the list you want and any city or country so keep an open mind as to what to do.

     

     

    Next watch this video so that you can see how easy it is to get FSBO or FRBO to send you their emails with out you having to extract them...

     

    Now it doesn't matter which you pick they can both help you out here what to do..

    I don't know who the author is but I know I have been using it with no problem, but now I have better software then that I am waiting to see if I can get a video for it if not then I'll see if I can make one for it but it's awsome. just think of being able to extract any e-mail from any city you are looking for like fsbo. Great right. that's what I am working on.

    No offense here... I am a newbie to this board. But I am a little leary of this software & megabucks41. When I have seen these kinds of posts before on other forums, it is almost always spam - especially with that kind of a web address. However, megabucks has a lot of posts here.     The reason for the link the way you read it was because the link address was kind of long so I shorten it some I am not a spammer and yes I have been on this borad for a while now as I have stated if the link doesn't work then just contact me and I can fix it for those of you that have tired to get the link and it doesn't work well the link was not going to be up for ever.

     

    Now with the other software that is coming I own it out right and I should sell it instead of given it out but I figure I give back because this borad along with MC, BEV and REX have help me in the past. So with that being said I'll see how I feel about price either way if I don't post it then it's your lost, This software is being used by top notch internet marketers not spammers. best of luck

I see them some did not get the software to work others didn't trust my link so I am going to make it up to all you guys soon this timme I will not put up a funny link you will get it as it comes, plus this will blow your mind. this software could be use with craigslist or backpage and others. I have been able to extract 1000 e-mails from craigslist in different areas like jobs and services. Now think if you could e-mail buy owners as soon as they place their ads wow that would be a times saver. I am waiting on a training video to come out as soon as it does I will post the video so that you see how it works and then you could send me an e-mail for the link.   8. Ok Friends this is called bridging

     

    As we all know that Craigslist has been a pain in the neck lately and they don't let you place more then three free ads or each ads has to be different but I have run into the problem with them that they just don't place my ads. Well here is my answer.

     

    I place one ad and I make sure that the ad gets place first if Craigslist forces me to pay for the ad and it's not much then I go ahead with the ad because I am about to get even with Craigslist.

     

    Now once my ad is sent to my e-mail for verifcation then right on my e-mail there is a link to my ad that link is a paid link, so I copy it to my notepad and I go back to Craigslist, I then place ten different ads on craigslist and after I write my ad at the bottom I paste that link no other info is need when the person want to get in touch with me the hit that link and it send them to my paid ad that has all my info. Now what this does is drives the spiders crazy and it tells them not to mess with this ad because it's a paid ad.

     

    Now that is for one acount you could have 20 different accounts and still use the same link and it works just as well, plus you get more exposure.

     

    Want to learn How to get on googles first page in the top five spots, wait you don't believe me. OK so go to google type in

  9. Why, oh why is life so unfair?

    I mean, I can walk to McDonalds any time and eat... I can even walk to Mexican restaurants to go eat.

    I can also go like only a few miles to Oriental restaurants, French and Middle Eastern restaurants and eat.. BUT..

    When it comes to eating WHAT I LIKE TO EAT WHICH IS "CUBAN DISH", I have to drive for hours, go over bay bridge, pay for the toll and then pay $10 parking !!! :angry: WHY, WHY, WHY?????!!!

     

    I LOVE CUBAN RESTAURANTS BUT I AIN'T GOT ANY OF THEM AROUND HERE. THEY ARE SO HARD TO GET TO AND ALMOST IMPOSSIBLE TO FIND AURRRGGGHHH :angry:

     

    I've been craving CUBAN dish for like all my life and CAN NOT have it when I want it. I WANT CUBAN AND I WANT IT NOW!!!

    I can not hold it any longer, this isn't even funny anymore :angry:

     

    Okay, I feel better now... no, wait! I DON'T FEEL BETTER UNTIL I GET MY CUBAN!!!! :angry:

    i don't mean to change the subject but how is the j alexander program working out for you? i see the same type website all over the place and want your opinion.

     

     

     

     

     

     

    It's working out pretty good, I have a deal that I should be closing, at the end of NOV. have two buyers wanting to buy the same property and I have another deal in place just incase the first deal goes well, then I can put the other buyer on it. I am not using my money or credit to buy these homes I am using the system on my link that you have watched. On one deal I should clear about $16K for me and the same for my JV partner. On the next deal I should be looking at about $22K So yes I think it's great. Now these deals are not lease option or CA so I have not posted in a while. As soon as I close these two I will post what took place.

    NEW YORK (Reuters) - Prices of U.S. single-family homes plunged a record 16.3 percent in July from a year earlier, extending declines that have plagued the housing market for two years, according to the Standard & Poor's/Case-Shiller Home Price Indexes.

     

    The S&P/Case Shiller composite index of 20 metropolitan areas fell 0.9 percent in July from June, S&P said in a statement on Tuesday. Since the peak of the housing boom in July 2006, the index has dropped 19.5 percent, it said.

     

    S&P said its composite index of 10 metropolitan areas declined 1.1 percent in July for a 17.5 percent year-over-year drop. From two years ago, the index is down 21.1 percent.

     

    The pace of home price declines since May has slowed to about a third of the rate of the two previous three-month periods, however, S&P said.

     

    "There are signs of a slowdown in the rate of decline across the metro areas but no evidence of a bottom," David Blitzer, chairman of S&P's index committee, said in the statement.

     

    Falling home prices resulting from soaring foreclosures are seen by economists as a top threat to the U.S. financial system and economic growth. A plan to remove up to $700 billion in bad mortgages from financial institutions failed to pass the U.S. House of Representatives on Monday, sending markets reeling.

     

    Declines for Las Vegas, the weakest U.S. market, hit 29.9 percent from a year ago and 34.3 percent from its peak in August of 2006, S&P said. Annual declines for Phoenix and Miami for July hit 29.3 percent and 28.2 percent, respectively.

     

    Markets in Atlanta, Boston, Dallas, Denver and Minneapolis showed the most evidence that a bottom has formed, with home price increases for the past three months or more, S&P said.

     

    Hi MC, hope everything is well. Down here in the dirty South it's still tuff. I was just going over the flyer magaiznes in a few cities and to find deals and FSBO are very limited now. On the other hand there is a bunch of FRBO. Just wondering with things the way they are with our gov. and the Banks if we can still do CA's? I know in a few there wont be anymore banking for buyers to get loans and the ones that do will have to have perfect credit and 10 to 20% down. Any thoughts?

Hi There Amigo, I am requesting permission to post this info on the link below, I believe it's a great tool to be use with some of the techniques that are learned here on the borad like the pure option and the L/P or sandwish lease. This is not for eveyone but I found out that I had two other friend investors that were using this program and it was working for them so I did my due and I signed up, right now I have two sellers waiting to do two deals using this program.   14. Hey mega, the marketing tips and tricks is where's all at (in my opinion) and I had already planned on including a little bit of that in the ebook.

    One of my favorite and successful tricks of marketing is to aim at "women" landlords :wub:

    (Most of the ebook will consist of phone / email scripts though.. the little bit of marketing tip is a bonus)

     

    I'll post updates here of my scripts ebook's status when the time comes

  15. I know I have mentioned this to some of you before via PM, but for those who don't know, here it goes..

     

    Due to the high demand (lots of requests from other new and not so new investors)

    I'm in the process of deciding to whether or not put an ebook together with all the phone scripts and email scripts I've used on FRBO.

     

    Since I don't deal with FSBO, I'm not sure I'll have a lot of scripts for them on my ebook if at all, but I'll see what I can do.

    If I get enough interested people in this ebook idea, I will put it together and will make it available for download here on this forum

    (if is ok with the mean Admin :angry: ) Of course it will be free for the Naked members.

     

    Don't expect a fancy looking ebook, is no big deal, just scripts and maybe some tips & tricks I've used (and still use) to get FRBO deals and tenant/buyers.

    ·       Current appraisals (done within past 30 days) show a total value of $17,284,000 – $298,000 per home

    ·       Purchase price $10,447,076.00 – $180,122 per home

     

      2.  Wildwood Canyon Subdivision – Yucaipa : $7.5MM

    ·       21 homes (the spreadsheet shows 20 homes but the buyer added 1 additional home last week)

    ·       2 of the 21 homes are fully furnished models

    ·       Renderings of the four floor plans attached 

    ·       The homes range in size from 2,837 sq. ft. to 4,500 sq. ft. with the average being 3,417 sq. ft.

    ·       The lots are all 20,000 sq. ft.

            Two homes have already been sold – one for $640,000 and one for $720,000.  The lenders have already accepted the appraisals that came at $640,000 and $720,000.  If a buyer purchases these homes, the buyer will receive the $640,000 and the $720,000 paid for the two homes

    3.  Gavlin Springs Subdivision – Perris near Lake Matthews :

  17. I have a deal involving 11 properties that I have been trying to finance for two months. During that time I have talked with many investors and had my credit hit so many times it has dropped 20 points from inquiries.

     

    270000 purchase price (includes 5k to close)

    54% LTV on appraisals in todays market

    current rent roll of 3125 with 5 of 11 rented

    I have one sold for a 20k profit and can double close

    40% LTV on recent (6 month) comps

     

    Can someone give me an idea on options? I have paid the previous owners payment of 3100/mo for two months to stay in the deal (netting 4000 in rents in escrow to close - on of the rentals is not a paqrt of this owner)

     

    I have a lot of income but a lot of revolving debt.

     

    My dream solution would involve someone taking first position on the 11 properties without a lot of lengthy credit checks and scrutiny of my PFS. In other words, I would like someone to base a HML on the deal for 6 months to a year.

    If the second, this is possible...albeit at a discount.

    You can get paid for putting the deal together

    from the sale of the paper...not the sale of the property.
