  1. Anyone know anything about either of these forms of investing? The way the market is I think buying distressed properties could be a positive cash flow idea. I honestly know nothing about Probate investing but was just curious if anyone here "dabbled" in it in addition to Lease Purchasing??? Thanks! Julianna~
  2. Hey Ken..... Just wanted to jump in here and say welcome!! Being a newbie myself I just wanted to let you know these guys are great and so willing to help!! I am sure you will suceed but I question your "hopeful" love of Florida, if your wife is anything like me she will not like the bugs that are the size of three year old children! But I digress..... Okay....let's see I found it in Craigslist Paperwork is done It is new a brand new community, the reason the comps are so wide is that they span before they added a golf course, ammenties, gated community to after they were in place. I have seen the most recent appraisal which was done on 6/2007 And I did it as a CA Nice man, knows its my first deal and willing to work with me. I have an attorney that has been advising me as well ( a real estate attorney who also does REI) So what did I do wrong Michael???? LOL Hugs, Julianna
  6. Woo Hoo!!!! I just signed my first property!! Property is a $539K property in a GORGEOUS community! We agreed on $2200 rent monthly. I did comps for the area and they run anywhere from $400K to $1.2 million! I have a friend who is an agent in New York who will help me with finding a relocating baby boomer for this incredible property! (for a price of course but I dont care!!) I am soooo excited but I have to get my head together because it is a blank on what to do next!! Is there anything I need to do like right now???? Instead of doing the funky chicken around my house???? Thanks!! Julianna
  7. Hi All.... There is a local service here in SC for FSBO homes....... You can call a generic 800 number and leave messages for the home owners. My question is, what kind of message would be best to have these people call me back? Would I just say "Hi, my name is Julianna, and I was wondering if you would consider selling your home on a Lease Purchase? If your interested please call me back at 803-555-1212 for details." Or should it be more/less than that?? Thanks! Julianna~

  9. Okay today was the first day of my email marketing campaign.....I emailed what I thought was a FSBO. I did the first email.....very friendly......no info. He replied back asking for more info, I copied Michael's email and included the LPA attached. This is the response I received.... "Hi, Julianna.... I am a Broker/Realtor, yes one of those you are trying to avoid working with, out of curiosity, how do you get paid? ~Rick" Okay....suggestions for a reply or do I ignore and move on????? Julianna~
  10. Hi There All..... Well I have been lurking on this board 24/7 and I guess its about time to come out of hiding! I was referred to this board by our wonderful Bev and I ordered Michaels Manual about a week ago. I have devoured every bit of it! Little about me: I am now in South Carolina, been here for two years (almost) but I was born and raised on Long Island. Hubby and I moved here for a better financial life and I am a cancer survivor 4X over and the SC sunshine has truly been helping. I have always wanted to get into Real Estate and feel I was blessed to run into Bev and be led here.... I am sooooo trying to learn from you all and honestly I have been sooooo confused but today I took the bull by the horns and started emailing FSBO on Craigslist. Just a warning to you all I will have MANY stupid questions so please bear with me, I am really cute if that helps me get an extra stupid question in here and there....LOL See? I feel one coming out right now!!! Actually there might be TWO questions!!! 1. How do you keep track of those that you are emailing so you dont email then over and over on Craigslist??? 2. Do you guys have like 15 different email addresses? I sent like 15-20 emails when Craigslist yelled at me and said no more for 24 hours Any tips or advice would be greatly appreciated!!!
