He hasn't posted here in awhile but if he hasn't moved he would more than likely be able to steer you in the right direction. Perhaps PM him or email? (That info is available on this site...)   7. Doug, how hard did you guys work on this? Was it an "all out, full time, Katy-bar-the-door" project or was it more of a laid-back, laxidazical, "get around to it when we get time" experience?: The original challenge was issued, I believe, on July 14th; 5 weeks and no deal (or a partial deal)? Is that it? Is the challenge "over"? Adam may have proven that it can be done in your market (which I believe you were originally saying it was impossible -right?) But is it practical to do at that rate of success? I mean - how much harder would you have to work to complete two deals a month? Is that even possible? What is your plan Doug from this point forward? What did you learn? (besides the fact that Adam is a good listener and that there was one motivated seller in your market?) Hey guys - from my seat it looks like Doug won this challenge... unless, Doug, Adam truly did show you what's possible up there and you now have a new-found game plan and motivation to succeede with new contacts and new determination. If that's the case then I'd say this challenge was a huge success for ALL of us!

  10. Adam, You keep alluding to the dry two years before you took off with your career. Would you please share what made the difference for you? What was the reason you suddenly began doing well when, before, you weren't? Gary
  11. So Doug, if this guy has made a fortune in your market simply by collecting a pool of investors, buying conventionally, and L/O out with the mark-up - what keeps you from doing the same thing? Especially in light of the fact that he is retiring and no longer filling that need! (Somebody will.....) Gary

  14. Hey Doug - What's going on? There is a HUGE difference in the tone between Adam's post, about 5 hours before, and your post. Adam's saying he's going to track his time spent talking to sellers, he's saying he's getting a team built and he's saying he has a seller who wants to talk...and you're saying basically that you two are dead in the water and you're giving up? I don't get it? Bad day? Gary

  19. If what you say is true on the numbers and there are no surprises, I'd sure consider a L/P. How did you arrive at your fmv range and your rent range?

Gary PS: I've had several patients tell me that the physical therapy for "torn" shoulders (you're probably about 2 weeks off yet - depending on your surgeon) is far worse than the surgery! (Just thought I'd brighten up your day! :) )

  22. Well.....as long as it's "fess up" time, I'll fess up also. I'm just now getting started with my marketing. And speaking of mobile homes I've got a daughter getting ready to move to KC to go to college. We've spent much time driving around mobile home parks. You just can't believe all of the FSBOs there! I'm thinking.....anyone ever do a LP on a mobile home?

  24. Hey Chicken Shit, welcome to the forum. It's ok to admit that you've procrastinated and that you're afraid - I think that's something we ALL can identify with at some point. My humble advice would be to replace that fear with knowledge. A good start would be to purchase "The Manual" that Michael (the host of our forums here) "sells". Actually he 'gives' it away...at $97. you get everything you need to get started; concepts explained and discussed, things to watch out for, things not to do and he even provides a hard copy of the contracts that you can use. As if to say that is not enough, he emails you the contracts in Word format so you can customize them to fit your individual needs. If you hang around the web site here, you'll soon discover that you are not in this alone. You can ask your questions and get valid, good answers to some of the thorniest real estate problems. You can get support when you're down and you can even get the opportunity to help someone with something that perhaps you have experienced before. We also have fun too! Normally Michael keeps a pretty keen eye out for questions and comments. Of late (about a week now) though he has had SERIOUS computer difficulties and has been unable to stay abreast like he has in the past - and will again in the future. Not to fear though, there is plenty of good qualified help and experience logging in to the forums every day! Welcome! As the Nike commercial says ~ "Just DO IT!" Gary
