  3. Thank you for the feedback, Michael. I will certainly have to use the phone script at first. This may seem like a minor worry and question, but what corporation or partnership should I suggest that I am from? I am in the process of thinking for a name that I can put on some business cards, something a bit creative. Anyway, as it is, I feel as though I am not knowledgable enough yet, and I will need to speak with the utmost confidence. (I am also a young woman, which there are not many in this area who do this sort of thing.) I am sure people will ask questions. This is Racine, WI, a generally small town. People here are nosey and very aware of the community. I will be the first person to "break this ground" in lease purchases, so to speak. (At least here in Racine) I know this because I have seen one "rent to own" sign for the entire four years I have been here. It is entirely uncommon. I am certainly excited to be a ground breaker in this area. I do know that people will be skeptical, and want to know exactly who I am and where I am from. Small town folks. I am still not used to them, being from Chicago and all. Anyway, any suggestions? Thanks for all your feedback everyone.

  5. Hey Andrew, If you don't mind, could you tell me the basic format of the letter that Joe Kaiser reccommends that one send to a "tired landlord"? I may have to go that route, or at least try it in conjunction with the three approaches that Michael mapped out. I feel that it may be very difficult for me to find a seller that doesn't need every cent from the sale of the house in order to get from point a to point b. I will still try my hardest, but I just know that there are many "older" landlords here in my town. One, in particular, is in his eighties. I have rented from him. He does have a son and a daughter who I am sure will take over the business, but maybe he wouldn't mind giving up one or two properties. You never know. I don't know, maybe I would even try to get a land contract with this particular gentleman, but I need to research that possibility first. Does anyone know the basics of land contracts?   6. Hello All, Aside from networking at local real estate groups, I need suggestions for either writing to, or calling up landlords; and proposing the lease purchase option to them. I would like to try with single family homes also, but in my particular town, it will NOT be too easy. At least half of the property in my town is rental property. How can I format a letter to send out to a few landlords? I would like to suggest to them the lease purchase option, or possibly even a land contract deal(which I have yet to learn all about). In the letter, should I say that I belong to a property management company? I wouldn't even know what to call it if I did. Thanks for all your help. I want to get my first deal under my belt.   7. Andrew, That is worth a lot, actually. Thank you. I did get the course, so I look forward to getting started. Did you pay 169 dollars for Joe Kaiser's course? I almost bought that one, but decided to go with Michael's. How have you done so far in this business with those three courses? Thanks for your input.
  8. Michael and Scott, Thank you for your responses and your assurance that I have support here. I am certainly not afraid of hard work. I live in a smaller town in WI, about 83000 people. There is a lot of potential, though. I can feel it. There are many older landlords who own half of the town. Maybe I can target them, or use one of your techniques. I am between Milwaukee and Chicago, but I prefer to stay near my home. I am a half time student and take care of my two daughters who are 2 and 7 months. Anyhow, I have extreme passion for this subject of real estate investing, and I would like to make it my career. I will buy the course. Thanks for the motivation. Samantha T.

  10. Hello, I am considering purchasing the manual today. I just need a little assurance. Is is true that lease purchase deals are made and not found? I ask this because in my area those are very hard to find. My husband and I wanted to try to get into a home that way because our credit it shot, and we could not find anything like that. Sellers just aren't willing to go that route. I assume though, that the manual, and most courses out there give the reader plenty of suggestions as to how to formulate deals. Please understand, though the manual may be a decent price, if I won't be able to get out there and do deals, I will have no use for it. I am so ready to get into investing, I just want to make sure I am not jumping the gun. I want to be sure lease options are the way to go for me. How exactly would I profit from doing such deals?   11. Good Day, I am an aspiring investor. I have not yet completed any sort of deal, but I am more than eager to do so. I may be able to spare 89.00 for the manual, but I need some assurance that it would be the most informative for me. I have been reading up on the subject for some time, but have never gotten specifics on exactly how to formulate a deal, and have success. I am confident that if I have the information on how to do it, step by step, I can be very successful. I believe this because I have a passion for this subject, and am eager to learn everything I possibly can. I believe lease purchases may be the best route for me because I have ruined credit and no money for down payment. Anyway, I am not sure, since I don't know all the specifics of what it takes to make a lease purchase deal happen. Any direction you can give me on this matter would be greatly appreciated. Does lease purchase sound like the area I should be trying out at first? Please let me know. Cordially, Samantha T.
