    Need Help!!

    Hey this is Lew My wife and I found a house that is FSBO.Our credit is pretty much shot we have just been discharged from a chapter 13 a few mounths removed.We found a house that we would like to possibly move into for ourselves but I need to know how to do the deal of lease option rent to own land contract what ever it might be called.The lady want $166,000.00 very nice 3bedroom 2bath eat in large kitchen fam room, deck finished basement hardwood floors ceramic tile and alot other things as well.Very nice neighborhood tree lined street good school system everything that you would want.I need help on how to put this deal together or should I say present this to the lady to make it appealing to her.Thanks Lew
  2. If you go into a lease Purchase or Option and the seller is say behind in some payments or taxes how is that situation handled? Do you come in with cash to clear those payments up or is that up to the seller??? When you start this business should you have some type of cash reserve?? Thanks Lew
  3. while the deal is being done who carries the insurance?? And for those who have done there first deal is there a say amount that you worked with like 50,000 60,000 or do you just go with whats come ?? Thanks
