  1. Thanks guys. Jason, I've done all you said few months ago but ironically their last names are " Halo " which didn't help. At any rate, is very strange. On another note (experience) I've been googleing prospect T/B's ph number when they leave me a voice mail before I call them back. I've noticed that some of them are Realtors pretending to be prospect t/b and some times I called them back pretending I'm dumb and don't know who they really are Every single one of the realtors/agents I called back just wanted a piece of my knowledge of how the RTO works (never revealing their identity) How sad is that? I don't know if I should feel sorry for them or honored BEV!

  3. Have you ever heard of them? I'm not exactly sure what their names or title are but they are donors who pay all your biz expences. I have a friend from last year whom I hang out with and she told me last night that she has biz donors who pay for all her cell phone calls, her car lease, her office lease, her biz trips etc etc... I'm like.. Huh? She said she's had it for yrs. She's not even a "non profit" biz.. She makes profits form it. I asked her for info but after she explained how she got it, I'm more confused She said is not a grant but it is coming from the State who chooses people to match her biz bills with. (called Donors) Her biz is a "Certified Christian Base Drug Abuse Counselor". She even gets free computers, laptops. I have no time to google this thing up to see what California has to offer me (if anything) but I'm hoping maybe someone reading this post knows a little about this so called "Donors" This sounds very interesting and I have so little time to follow up on it with her or online, so any info is always appreciated Hey Admin, are you good with your hands making pizza too? (yum) BEV!
  4. So a few months ago a T/B placed one of my RTO houses on hold for him. He signed a contract between me and him and put down a few thousand dollars (nonrefundable) made out to me. Our agreement showed a hold time for only 2 weeks from signing agreement for him to complete the entire deal. Him and his wife are the happiest couple under the sun as they have an RTO house on hold to close in two weeks. We talked on the phone every day, emailed each other every day counting the days til closing date. The date arrives to close, we talked one more time, set up a time to meet at the house with owners to sign and close everything. The T/Bs are on their way very excited to meet with us... We wait and wait and wait. NO show. I called them 20 times on their cell, and no answer, no reply, nothing! I go home and continue to call them both, send emails and nothing. few months went by and NOTHING.. house is no longer available and I still don't know what happened to this couple. Yes, I kept the money as officially stated but I'm just concerned as to what happened to them? Why don't they reply. Or better yet, "who were these two people" who just handed me a few thousand dollars and vanished without a trace and why? BEV!

Greetings to you to too I also have used email in the past but I have learned that email is becoming old to me maybe because so much email scams out there these days that recipients are not taking them serious any more and just toss them which explains why we don't get as much deals via emails as before for most. Now, I'm using a different approach which is different (not too saturated.. yet), free, interesting, excellent icebreaker, and so far it has worked pretty well for me The approach I'm using is "Texting" the recipient directly to his cell phone (yes, most ppl these days have cell phones with text feature), and if the phone they place on the ads is not a cell or does not take text, I still text them and then follow up with a phone call or email asking them if they got my text (great icebreaker here), they will say something like.. "no, I don't have txt capability, but what was it about?".. BANG! Green Light! If they get my text, they reply via text right away (all free online texting) BEV!

  7. I'm like you, Jason. I never ever look at the back of any receipts, I don't even look at the front of them either..(don't know if I under pay or over pay for my items) I still think a good free and cool idea would be to personalize your checks with your website address on it, ph number and a graphic to attract attention and then use checks to pay for everything (groceries, gas, bills, tips, movies, rent, mortgage, cell, tickets, etc) .. I make my payments online but wouldn't mind testing paying with personal checks.. Heck, I'd even write a check for up to $2 and mail it to all the FSBO / FRBO to invite homeowners to a cup of coffee to discuss their house for sale or for rent Something like: www.FreeForHomeOwners.com (just made it up.. don't know if is legit name) how hard is it to remember a name like that? BEV!

Thanks guys, Just got off the phone with him, and he said they needed the RTO story for last night's news as the Real Estate topic is very hot these days and he said he wished I would had contacted him faster/sooner. But he took my phone number and said he bookmarked my pages because he will have more topics coming up in the future on RTO as the ratings goes up every time he talks about this topic on TV because this technique is very popular / helpful for families to get into homes (his own words) That's why I'm nervous, cuz I don't know what kinda question he'll ask, or is it gonna be live or what? BEV!
  9. So I got an email few nights ago about someone telling me they've being viewing my RTO websites and would like to talk to me about a RTO story. At first I thought it was some clown playing tricks on me so I ignored it. But today I got another email saying the same thing from the same person so I did an IP lookup (from the email he sent me) and it turns out that this IP belongs to the popular TV station in SF and the Journalist is the one contacting me personally telling me he wants to talk to me about A Rent To Own story and included his phone number for me to call him. I then went to check my page stats and this TV station has been viewing my sites for a while .. OMG I'm nervous and don't know what to do.. All I know is that the email is not a joke/fake, it originated form the TV station in SF as I did my background check and is the real TV news guy wanting to talk to me on the phone for a Rent To Own story.. (whatever do they mean by that?) yikes.... What should I do? HELP! BEV!

Admin, I've never done the lawn signs or anything else other than CL to move all my houses, but as mentioned on one of my posts here not too long ago, the FSBO placed a sign on the lawn with "MY" phone number on it not too long ago and this morning I closed (yet another FSBO) the deal to a pedestrian walking by the property and saw the sign with my number on it. WOOHOO! It worked!! But the best part was that the entire transaction, (and contracts) was done 100% in Spanish from start to finish between t/b and I and then translated to homeowner!! I'm so proud of myself. This is my very first one in Spanish. Long distance lawn signs are so cool and successful (when you work with a cooperative owner). BEV!

  12. Do I remember it? OOOOOHHH Yes! Actually, my very first CA deal was way back as a teen (I wasn't even old enough to sign on the dotted lines). It was a house I had gotten from a FRBO for my parents and of course I knew nothing about nothing and next thing I know, I did a sortta transfer/assignment of L/O to another family and got paid for it (for my parents of course). Since then, I've been struggling to find out a way on how to do this as a biz and when I found this forum it took me like 3 months to realize that this forum was what I had waited all my life for and discovered something called Co-op which is exactly what I had done before and wanted to do it for life But my very first deal as a biz was like maybe 4 or 5 yrs ago? I have the picture of the house and copies of all the paperwork. It does bring back memories, indeed. Hey, Admin, Sheeesh, I remember Claude Diamond since way back when. I think I changed his pampers at one point Oh my, where does the time go? He's like what, 25 yrs old or something? BEV!

  15. Here's a not so common situation that happened to me last Tuesday. I completed this other CA last Tuesday (3 days ago). It was a FSBO but ironically the owner is in shock and doesn't want to close yet because he says that he didn't know it was gonna be this fast to do a CA. I'm like.... hummm... huh? Are we signing or what? He requested for me to give him a little more time as when he listed his house with his realtor, it never got an offer while on the market (few months) and then he had it FSBO for over 7 months and no bites either, now that I came into the picture with my CA, I found the right family in only 8 days (which is rare) so the owner is now in shock HAHA! He said he has no place to move (his moving out of state as he's retired), but he needs time to take care of his moving gig. So I'm just hanging I guess BEV!
  16. Good Mornig, mate. As you already probably know, with FRBO, most likely they will not have a clue as to how much their house is worth since they're not selling it, so the admin's advice comes into place in this case. The only FRBO that will know how much their house is worth (or have had them appraised), are the houses that could not sell and are now FRBO. And since you're now expanding to other states, if you find prospects in my area, I can help you any which way I can (Alameda county, Stanislaus County and San Joaquin County only) Have fun! BEV!

Is my son's college graduation this Friday (he's getting his degree.. woohoo!) and guess what his dominatrix mom is getting him for his graduation present.. (something he needs)? Hint: A New Car!   18. Closed the deal few hours ago but "not" with the neighbor. (He had an attitude problem in my opinion) LOL The T/B who will be moving in made me an OC offer I didn't think I was ever gonna see in today's economy, heck not even when it was a sellers market I saw this type of OC.. wow! FSBO aren't that bad after all. Thank You Jesus!!! BEV
  19. This has never happened to me before but I think is sooo cute. Check it out. I went to show a house this morning where the owners still live in. (FSBO) I called the owners prior to my arrival and told them to take their dog for a 30 minutes walk while I show the house. Owners are very cooperative and took the dog for a 30 minutes walk as advised When they came back (the prospect t/b's were already gone), they were telling me about how their next door neighbor is interested in moving into their home on a rent to own basis... so the owner asked me what my requirements were. I told them I needed to know their credit, income, etc. Here's the cute part. The owner then is selling me how his neighbor is a great guy and he has bad credit but he can fix it. He also told me that his income is not too much but he can get a second job to get more money in.... Do you realize what's happening here? OMG, the owner of my CA gig is trying to convince me to give his neighbor a break with his bad credit and income so he can move into his house. He even said that he can help him with the OC if he needs it !! This is way too cute... HAHA! I Love This Homeowner!! Is this typical with FSBO? BEV!

  21. BEV! that is crazy. I saw this on FOX this morning as they were demoing a house. I don't know if the banks own the houses or what. But they clearly stated it was because of to much inventory.Stevie, the neighbors said these 2 houses were foreclosures from long time ago. But the sign on the houses said something like..."Government Property. Demolish date ______ 2009" (something like that) These are excellent houses in HUGE lots but very old (1930's) in old neighborhoods. I didn't know why they were tearing down houses here but I'm beginning to think it has to do with what you're talking about in this thread BEV!

Stevie, here in my area they've been doing this already.One of the houses I'm marketing for CA has one neighbor on each side with a sign saying that they're scheduled to be demolished next month. (foreclosed homes) Instead of those "Foreclose Notice" sings I was so used to seeing on almost every house, are now turning into "Demolish Notice" So sad. BEV!
  23. You're right, Jonathan. I agree with you. I am way too over protected of myself. The first couple were in their 70's (in age) I don't even know how they could still drive lol, and that's why I felt comfortable going with them.. they drove a brand new BMW too which happens to be my favorite automobile in the world The second couple, took me to eat because their children were hungry so they brought me along with them. So I felt comfortable with this family too. I'm sure I won't make a habit of this, but advice well taken, that's for sure! BEV!
