    I am a newbie at real estate investing. I am interested in puchasing foreclosures and settingup L/O with tenants.
  1. I was hoping to get some feedback, I wanted to know if I was to enter an agreement where I would lease option to buy a property for 2 years, do improvements such as exterior paint, landscape, etc. would I be able to write these costs off at the end of the year or would they have to go to the owner? Is there a way to write a contract which would allow me to do this? thanks

  4. I was hoping someone had experience with HUD foreclosures. I am curently looking at a property that has went up for bid via a realtor from HUD. It has "owner occupy" as 1st priority, I was looking to perhaps get as an investment and rent out. Is it common to find a good equity position with HUD homes or is it a farse? I would like to buy with the intention of gaining some instant equity... ANy advice would be appreciated..
  5. Hey everyone, Thanks for the advice! I was able to visit the property and found it to be a double wide that has is on a cement slab. It certainly will need work to get it in shape, however I may turn out to be a good investment property. Could this mean that it would be considered a SFR? I am not clear on the code but if the MOB has no wheels and is on a cement slab can this change the class?
  6. Have been searching the web and the court records. I came across a mobile home that is on about 1/2 acre of land that is in foreclosure. It was originally financed through the VA so they hold the deed. Am I able to assume the loan (I have not checked out for any other liens yet) or to neg. and get a reduced price? Any comments would be appreciated... Thanks

  9. Can anyone refer me to a reputable company to obtain a home equity line of credit? I wanted to shop around, however there seem to be too many to choose from without really being able to research them. Any advice would be appreciated!!
