  3. Did you know the properties were 40+ miles away before you called them? I wouldn't travel that far without having the numbers already worked out with the seller. Honestly, I'd market closer to home before I ventured that far out. Lynn (FL)

  7. I work a full-time JOB, so alot of times I view a property during my lunch break. I just wear what I have on, which is usually nice jeans (no holes or bleach stains, etc). Lynn (FL)
  8. John, I recently mailed a batch of "I'd like to buy your house with a Lease Purchase..." post cards to a MLS expired list. I got a call from an agent whom a homeowner had relisted with. He said the owner was interested in a LP, but if he would need to get paid. He gave me the numbers, and I told him I'd get back with him. What do you recommend with this type of situation? Should I just give him my offer and tell him he'll have to deal with the owner for his fees, don't call him back, or is there another way around it? Thanks, Lynn (FL)

  12. You use to find Joe on several creative real estate forums, but he's been quiet for several years. He no longer publishes his courses, but you can find them on eBay sometimes. In his Lease Purchase course, he taught you how to find evictions in your area, and gave you examples of letters and postcards to mail to landlords. He also showed you how to negotiate with the seller, and then how to market and fine qualified tenant buyers. Lynn (FL)

  16. I have sent a short Yellow Letter in the past, and gotten the same results. Seems, if you say you want to buy their house, they expect you to buy it...at their price...sight unseen. If you want to be a Transactional Engineer, this is an excellent way to get your phone to ringing. Without saying anything about Lease Purchase (LP), it's hard to go from "I want to buy..." to "I want to Lease Purchase...". I am presently working on the text to use for a LP Yellow Letter. It'll have wording similiar to what MC suggested. By mentioning LP in the letter, the goal will be to get ONLY sellers interested in a LP to call. The phone may not ring as often, but when it does, it will be a HOT lead. Lynn (FL)

    Tom, When my Realtor sends me the list of expireds for the week, there's a link for each property to the online county records. There, I find out the owners name and address. I take that information and enter it into a spreadsheet. That way, I can do a mail merge into either my postcard or letter. Lynn (FL)

    expired listings

    Eric, I have a gentleman's agreement with a local Realtor. She sends me the list of MLS expireds each week, and anything I can not work with, I send to her. Thus far, she's sold one property I sent to her, and she's trying to list a couple others. It takes her about 5 minutes each Friday to send me the list. You may try that with an agent. I edited MC's LPA letter to fit on a postcard, and that's what I've been mailing. Lynn (FL)
