  1. Thanks for the advice everyone. I decided to tell him that based on the way appraisals are going there is no way that the house would appraise for 200K. Once the bank did their own appraisal and they look at the comps they will reject the loan. I wanted to get at least 5-6K out of the deal and marketing the price at 206K would be impossible. I told him if he was still interested and dropped his asking price to 170K then I would be able to work with him. It's a kick in the pants for him but considering he bought the house at 108K a few years ago, I don't feel sorry for him! Is anyone else having trouble getting people to sign the paperwork after agreeing to the terms on a CA? When I tell people that once we agree to market their house to the appropriate terms then we can get the paperwork finished and then I can start to market their property. Once they hear "paperwork" they go into panic mode and they freak out like I'm going to steal their children!
  2. OK, now I am frustrated! I am working with a seller on doing a C/A but he refuses to drop the price on his home. It is 40K more than anything in his area. To make things worse he doesn't have a garage attached to the house and there is nothing special about his home. I asked him what will he do if the home appraises for 160K and he tells me that he has friends who are in the appraisal business and they are telling him that it will easily appraise for 200K. The other homes in his area that are pending or are closed are all at least 40K under his price. Should I just move on or try to save this deal?? Any input is greatly appreciated.
  3. I have a seller who is under alot of stress and is trying to rent to own her property from another state. She wants someone in the property as soon as possible and wants to also market her property in conjunction with what I'm doing. Has anybody allowed the seller to also market their property when you were at the same time? What were your results??

  8. Hey everybody, I'm new to the game and have been working on finding a seller for about 3 weeks. I'm averaging about 20 emails a day and I get a decent response. I would say 40-50% say that they are interested after I send the first email. All I ask is if they would be interested in selling their home on a lease purchase. Then when they respond "yes", I will send the second email stating more clearly what I would like to do. This is where I am losing them! I haven't had a good response after that second email. I'm wondering if it's how I'm approaching them on the second email. Maybe it's to business-like and they think I'm scamming them. Can anyone give me some feedback on what they say for their second email to create a better response? Also, has anyone set up a website to find sellers? If so how did this work for you and could you explain the process in how you went about it? I love this forum because it makes me feel like I'm not alone! Thanks everone Tony
