  2. I live in Vegas but have a possible L/P deal in the works in Houston. Need sales and rental comps + appreciation rates so that I can work up some numbers. I am in Michael's mentor program so can work up an offer myself if I have the right information. Michael always suggest I check with the forum for answers to my questions/needs. So.....here I am! Can anyone help me out? A couple of different names would be nice in case one person doesn't work out I will have a backup. Thanks!!
  3. In working L/O's I am running across a number of homes that are good buys, including new homes that are already tenant occupied (instant cash flow). The homeowner is often looking to just cash out without paying realtor fees (FSBO) and has no interest in waiting 12 months or more. (I actually have a homeowner that I am doing a 6 month L/O with, not sure how that one will turn out!) Anyways, I was wondering if any of you "wise ones" at the forum here have done, or are doing, simultaneous (or double) closings. I have decent credit and can borrow some down money on a short term basis. Rather than just turning them away or referring them out, was thinking I could make a little money this way when L/O's are not an option (no pun intended!). Would like to know what you think of simultaneous closings, what your personal experience is, etc. Want to gather more information before I actually go shopping for a lender. Not looking for the huge bucks (although that would be nice). Even profit comparable to an option money payment would satisfy me. Your advice, suggestions and feedback would be sincerely appreciated!! Cathie in Vegas

  5. I live in Vegas and recently ran into a business woman who has relocated here to Vegas from Houston. She has a house back in Houston that she needs to sell and is interested in the idea of lease purchase. Since I live in Nevada and the property is in Texas, is there anyone doing L/O's in the Houston area who would be interested in working with me for a 50/50 split of the option money?   6. I am a newbie to CA Lease Purchases. Working on my 2nd deal. But have come across several instances where homeowners interested in a lease purchase have asked if they could "look over the contracts" before signing them. They want to look them over "at their leisure" instead of having me go over them when we meet to actually sign them. I know I am not supposed to give out contracts because there are many out there that are probably just interested in getting the contracts to use for themselves (altho' if they wanted lease purchase contracts they can get them almost anywhere on the internet). How does everyone else handle it when they are asked if they can have a copy of the contract to look over before signing? Does anyone actually let homeowners look over contracts before signing them first? Is it really realistic to expect someone to sign a contract for the most expensive asset they own without having the time to sit down and go over them at their convenience, possibly with their spouse? Appreciate all advise from you more experienced pros! Thanks~ Cat
